I'm moving out of my flat and looking someone to take over my room! This will be a re-assignment of the lease, which is up at the end of August this year. I will cover the administrative fees of reassigning the tenancy.

The flat is a split level on the top floor of the building, with two bedrooms on the second floor of the building, a shared bathroom and kitchen/reception on the upper third floor. Unfortunately there is no wheelchair access.

Room comes furnished with a wardrobe, chest of drawers, bed and side table. There is also a ladder desk and full-length mirror that can be left in the flat if wanted. There is a large south-facing window that lets in lots of light throughout the day, and the room faces away from the high street so is usually very quiet.

The kitchen and living room are very spacious, come with most of the utensils/tools you would need, and have two velux windows opening up towards the high street.

The area is a 15-20 minute walk to Clapham Common and Clapham Junction stations, and a short bus ride away from Nine Elms, Battersea Power Station and Vauxhall on the Northern and Victoria lines. There are also buses going directly to Waterloo, Aldwych, South Kensington and Peckham just outside. The common is about a five minute walk away and as the flat is on the high street, there are many shops, cafes and amenities around. There's a co-op less than 5 minutes away and large supermarkets like Asda, M&S, Lidl and Waitrose closer to Clapham Junction.

You will be sharing with one flatmate who works in telco , very friendly and laid back. We occasionally have friends over, go for walks on the common or get a drink, and also happy to give you quiet down time if you need it.

Rent is £860 not including bills which usually come up to a little over 100 a month. Council tax band is D.
