Double room in friendly Lewisham house (Zone 2/3)

The room that's available

Hi there. We are looking for somebody to join our friendly house share as one of our current housemates is sadly moving out of London.

The room is a good sized double on the second floor with great views over the green at the front of the house. It comes fully furnished with a big wardrobe, a bed, triple wardrobe, and a chair. The room has plenty of space for storage (the people who have stayed in that room all had a lot of stuff and still found room for everything).

The current housemate is planning to move at the end of October but is flexible so if you need to move before that we might be able to arrange it.

The house is away from the main road, so has no traffic noise, and has 2 bathrooms and 3 toilets so there is never a queue on a morning. You would be sharing the bathroom on the 2nd floor with one other person. It also comes with a great open plan kitchen and living room, utility room with washer-dryer, a spare single room which we use for storage, and a big garden with plenty of space to work or relax. The house is easy to keep clean as it's fitted with wooden floors or tiles throughout the house.

We also have a private driveway, although I currently use it for my car. If you have a small car we might be able to fit both.

The landlord doesn't allow smoking or pets in the house, but if you're a smoker then there's a patio next to the back door which has some chairs and is fairly sheltered.

ABOUT US
There are 3 of us in the house at the moment, a mixture of English, Spanish, and Italian speakers. David (works in fashion), Matteo (works in retail) and me (Scott, works in politics and volunteers as a First Aider at events). We are a friendly group of people who like to chat after work over dinner, but we also respect each others personal space so if you need to just chill after a long day at work then that's fine too.

All of the current housemates are LGBT+ but that by coincidence rather than design. But we don't mind whether you're male or female, what nationality you are, what ethnicity you are, or what you do for work. We would ask the same open mindedness of our next housemate too.

We are looking for somebody open-minded and like-minded who is responsible, in full time employment, who would keep up with house work, and who is fun to live with.

THE COST
The rent is £830 per calendar month including bills. To make things easier we each pay into a shared account and all of the rent, bills, cleaning supplies, etc are paid from that.

The landlord increased the rent over the summer so, with the new rules, he can't raise it again until next summer.

A £525 security deposit is payable upon signing the contract, and you would need to go through the usual reference and other checks.

We are looking for somebody who wants to make this their home, not just a place to stay for a short time. Two of us have lived in the house for 8 1/2 years now, and the other housemate has been here 2 years, and it's a great place to live.

The garden has been a life saver during hot summers whenever any of us have worked from home. It gets lots of sun, is great for BBQs, and has plenty of seating.

ABOUT THE AREA
The house is about 10 minutes walk from Lewisham Town Centre, which has lots of coffee shops, supermarkets, pubs, etc. It's also only a few minutes walk from some corner shops where you can pick up essentials and there are a few takeaways close by.

It's located within easy walking distance of the DLR and three train stations on different lines into Central London (Ladywell - 8 minutes, Hither Green and Lewisham - 15 minutes). All of the stations get you to London Bridge in around 10 minutes and to Charing Cross or Cannon Street in around 20 minutes. We are also served by lots of bus routes including night bus routes from North Greenwich and Central London which stop only a couple of minutes walk from the house.

There are also quite a few parks within a short walking distance - great for relaxing in the summer.
