Large bedrooms in friendly house-June/July move-in

We have two bedrooms becoming available in our spacious and homely Victorian house:
1. Ground-floor double - £780 pcm: available from mid-June, with flexibility for someone moving between 6th June and 1st July
2. First-floor double - £560 pcm: available from 1st July, with flexibility for someone moving between 1st July and 18th July

Ground-floor double (Photo 1)
This room is equipped with a bed, ample wardrobe space, a large chest of drawers, a desk and chair. The rent for the room is £780 and bills are around £120 (depending on the season). The deposit would be a month’s rent.

First-floor double (Photo 2)
This room is furnished with a bed, chest of drawers, bedside table and sink. The rent is £560 pcm, and bills are around £120 per month depending on the season. The deposit is one month’s rent.

The house has been lived in by a series of friends and relatives and has developed a homely, communal quality. The house has two bathrooms, a kitchen, sitting room, conservatory and garden along with strong broadband (over 1000 Mbps). There are Sheffield stands for bikes outside. We have a great relationship with the landlord and neighbour, with our neighbour’s cat often popping by to say Hi.

We're well-connected - a 10-minute walk from Leytonstone (Central line) and Leyton Midland (Overground), and a 20-minute walk from Walthamstow Central (Victoria line). The area is great for cycling and filled with green spaces including Epping Forest, Wanstead Park and Hackney Marshes.

Here’s a little about us…
We’re a female and two males, ages 23-29. We’re sociable and enjoy hanging out together but also value down time and doing our own thing. Some of us WFH part-time, so the house has a good mix of company and quiet. We have a range of interests including yoga, board games, reading, running, padel, piano and gym classes.
We're looking for someone friendly and sociable, who is happy to join us for house dinners and trips out now and again.
