The room: on the first floor, fully furnished with bedframe, mattress, large wardrobe, bedside table, lamp, mirror, rug.

The rest of the house:
- clean bathroom with a newly shower/bathtub
- large kitchen with common kitchen utensils, microwave, kettle, toaster, induction plates and a washer-dryer (just replaced 3 months ago).
- stunning living/dining room with a large sofa (easily converted into a king-size bed), armchair, large TV!
- ample storage space
- new wood flooring throughout
- beautiful gated courtyard with free bike parking (and possibility of letting a parking space)

Location: lovely area, less than 5 minutes from Hackney Marshes and Queen Elizabeth Olympic Park. Very large Asda superstore 5 minutes away, Tesco and Sainsbury 15 minutes away. There is the Leyton Mills retail park 5 minutes away, with a cheap gym from The Gym Group, Starbucks, Costa Coffee, KFC etc.
The house is on a quiet secondary street.

Transport: less than 5 minutes by walk to the Leyton underground station (Central line), 20 minutes walk from Stratford (Central, Jubilee, Elizabeth line, DLR, Mildmay Overground), 20 minutes walk from Leyton Midland Road (Suffragette Overground).

Flatmate: only 1 lovely flatmate. Melike is a restaurant manager at an Italian restaurant in Stratford. She mostly works on evenings and weekends.

Owner: the owner is very responsive and quick to fix problems (for example, he recently ordered for us some new lightbulbs for the kitchen).

I'm sadly looking for a replacement for my room, a female and clean person preferred. Smoking it's accepted if done outside of the house, pets not allowed.

Bills excluded, but amount to around £40-£80 for everything (electricity, gas, water, wifi, council tax) depending on the season.
