Bright Double Room in Spacious 700sqft Garden Flat

Hello! I'm Esme, 33, and I work for an arts charity and research centre in London.

I'm looking for a friendly, easy-going flatmate to move into a bright double room in my lovely flat. You'll be sharing with me and my very sweet cat, Gus, so it's important that you're happy living with a feline friend!

The flat is a spacious first floor Warner flat (around 700 sq ft) and has a large kitchen/diner, bathroom, and a shared garden. There's no separate living room, but the large kitchen/diner acts as the social and communal space for enjoying a morning coffee or having dinner.

The garden is definitely one of the best things about the flat. Although it's technically shared, the downstairs neighbours rarely use it, so it's more of private outdoor space. It's perfect for sunny afternoons or having a glass of wine in the evening.

The room can be furnished, part-furnished, or unfurnished, depending on your needs.

Bills come to around £160 per month each.

Location-wise, the flat is just a 5-minute walk from Lea Bridge Station, with Stratford and Tottenham Hale only one stop away. The flat is also right next to Walthamstow Marshes and lots of beautiful riverside walking routes.

Hybrid working is absolutely fine, but I'm ideally looking for someone who doesn't work from home full-time.

The flat is a calm and peaceful home, so I'm looking for someone who is warm, considerate and tidy. I'd love to find a housemate who's interested in creating a friendly home environment rather than simply sharing a space. It would be great to occasionally have a chat over a cup of tea or get a drink at the pub!
