Room & Exclusive use of Summer House (office)

Hi,

I am looking for a flatmate for my spare room in Leyton. It's less than a one-minute walk from Francis Road and around 12 minutes from both Leyton and Leytonstone stations.

The bills come to around £180–£200 per month. I also have 1 Gbps full-fibre broadband, and I can apply for a parking permit.

The room has high ceilings and overlooks the garden. I also have a lovely summer house with electricity and a desk, and I can add Wi-Fi, a beanbag sofa and some pictures. The person renting the room would have exclusive use of this space.

I don't drink, and I wouldn't want alcohol in the house, so I would prefer to live with someone who either doesn't drink or drinks only occasionally.

I have attached a floor plan. The room is cosy (2.6 m by 2.2 m), but it will fit a double bed, a small wardrobe and a bedside table.

I haven't added the furniture yet, but I will do so as soon as I have confirmed a move-in date with someone, and I have measured and picked some.

I have lived with flatmates for the past four years in London. I work in Shoreditch and currently work from home one day a week. I'm friendly and would love to live with someone who wanted to make the place feel like home. It would be nice to have dinner together occasionally while still having enough space to spend time independently.
