I’m looking for a flatmate to join me on a lease for a 2-bedroom flat in Leyton starting late September / early October. The space will be shared only with me (just 2 of us total in the flat).

I’m a PhD researcher at UCL East. I’m clean, considerate, and respectful of downtime, but always happy to chat over a coffee, share a meal, run together, or grab a pint/listen to music on weekends.

Ideally a full-time student (so we can claim 100% Council Tax exemption together!), LGBTQ+ friendly and value a calm, inclusive, clean and relaxed environment.
Someone tidy, dependable, and keen to make the flat feel like a genuine home.

Located in a great neighbourhood near Francis Road's cafes, bakeries, and local pubs.
Leyton Midland Road (Overground): Less than a 10-minute walk (quick 2-stop link to the Victoria Line via Blackhorse Road). Leyton Station (Central Line): Less than a 20-minute walk (or a quick 5-minute bus ride).

Great cycling connections directly down to Hackney Marshes, the Queen Elizabeth Olympic Park, UCL East, and Victoria Park.

Rent: £825–£900/month + bills.
Move-in Date: Late September to early October.
