Double Room in Clean, Quite House in Leytonstone

I have a double roon to rent in my house for 1 PROFESSIONAL FEMALE. The room is double but only one person is to occupy it.
Already living in the house are: myself, another female lodger, and a cat that stays on the ground floor.
It is a quiet and clean house in a residential road in Leytonstone.
I have my own bathroom, but the new person will share a spacious bathroom with my current lodger whom is been leaving here for 6 years.
The dining room, kitchen, garden and downstairs toilet are shared between 3 people (including myself). The rest of the house is private.
The available room, 12ft by 12ft, is located on the 1st floor overlooking the garden. It currently has a single bed, as requested by my previous lodger, but I can replace it with a double bed if required.
Included are the bills: Gas, Electricity, Water, Council Tax, TV Licence, Wifi
There is street parking but the area is ‘permits only’ and parking permits are NOT included in the rent.
The house is a 7 min walk to Leytonstone town centre & Central Line tube station, as well as a 7 min walk to Leytonstone High Road Overground station. It is a10 min walk to the parks. There are shops at the end of the road for essentials.
I don’t mind smokers but there is strictly no smoking inside the house, only in the garden.

Rent is £800 per month.
