Double Room in Clean, Quite House in Leytonstone

I am a landlady looking to rent 1 double room to a professional lady. Only 1 person per room.
Leaving in the house there are: a lady tenant, myself and a cat that only stays on the ground floor.
This is a quiet and clean house.
Both rooms share a spacious bathroom (I have my own bathroom). I don’t mind smokers but there is no smoking inside the house, only in the garden.
The dining room, kitchen, garden and downstairs toilet are share between 3 people (including myself)
Included are the bills: Gas, Electricity, Water, Council Tax, TV Licence, Wifi
The house is located 7 min walk to Leytonstone centre & Central line tube station, as well as 7 min walk to the Overground Leytonstone High Road station. 10 min walk to the parks.
There are shops at the end of the road for essentials
There is street parking but permits only and is not included
The room, 12 by12ft is located on the 1st floor overlooking the garden, next to the bathroom. Rent is £875 per month.
The room has at the moment a single bed as require by my previous tenant but a double bed can be replace if require.
