The room
I have placed this ads location as Liverpool Street to try and reach a larger audience and people working in the Liverpool Street station area! I do apologise if this isn’t what you are looking for or open to!
The room is a bright double bedroom just 0.1 miles the station, with easy access to both the Elizabeth line and Greater Anglia services.
Travel times are excellent:
• Liverpool Street in just 23 minutes
• Stratford in only 10 minutes
• Fast trains every 10 minutes

A-bit about the room:
The room is currently set up as my home office and dressing room. The open wardrobe can be removed if you’d prefer to bring your own furniture, and I can also provide a bed frame and mattress before you move in if that’s easier. I’m happy to be flexible depending on what suits you best.
A little about me
I’m 31 and work as an Enterprise Account Manager for a tech company. I usually work from home two or three days a week and travel regularly for work, so I’m often away for short periods.
I’m a lesbian and would love to live with someone who is either part of the LGBT+ community or a genuine ally. More than anything, I’m looking for someone who’s kind, respectful and easy to live with.
I’m a Londoner at heart, easygoing, laid back, sociable and always up for a laugh or heading out every now and then. Equally, I enjoy a chilled evening at home. If you’re looking not only for a flatmate but someone you can genuinely become friends with, I’d love that.
About the flat
The flat is fully furnished, apart from bed frame and mattress and if you choose to bring your own furniture I can remove current wardrobe and clothes rail.
It includes:

• American style fridge freezer
• Washing machine (provided by the landlord)
• Tumble dryer
• Contents insurance
• Free WiFi (currently covered by my employer. If that ever changes, we’d simply split the cost, although hopefully it never does!)
Costs
Rent is £700 per month
Deposit is £808
The rent will be 50/50 as it’s £1400 per month excluding bills.
Bills are approximately £175 per month on top, depending on usage, and include:
• Council tax
• Water
• Gas
• Electricity
Rent is due on the 5th of each month.
You’ll also need to complete referencing, provide your share of the deposit and pay one month’s rent in advance.
If you think there may be any issues with referencing, please let me know in advance.
A few things to note
I’m looking for a non smoker. I do vape, so if you vape too, that’s absolutely fine.
Unfortunately, there isn’t any resident parking, only pay and display nearby, so if you rely on having a parking space, this probably isn’t the right place for you.
One of my favourite things about living here is the location. It’s peaceful, feels very safe and has some lovely cafés, quaint bars and restaurants just downstairs. At the same time, the transport links are fantastic, so I never feel disconnected from London. It really does feel like the best of both worlds.
Tesco, Co op, Costa, a bakery and Subway are all within arm’s reach.
