<The flat & flatmates>
- It's a quiet, respectful flat — everyone gives each other their space.
- You'd be living with three working professionals (once I've left): a Swedish guy, a French girl, and a Chinese girl.
<Dates>
- The room is available from 27/07/26, though the move-in date may shift slightly depending on when I complete my own move. I don't expect you to move in early, and while it's unlikely, you may need to move in a little later than 27/07.
- My current contract runs until 15/08/26. If you take the room before then, you'd pay me pro-rata up to that date. I'll pay the July bills to make things tidy.
- A new contract starts on 15/08/26 at a new price (as a guide, last year the rent went up by £10).
- Anyone moving in from 15/08 onwards deals directly with the landlady — at that point I'm simply advertising the room on her behalf and am no longer involved.
<Bills>
- Bills are split evenly between the four of us via Tricount, and typically come to £40–£100 per month depending on usage.
- Each person takes responsibility for one bill: I cover electricity & gas, and the others cover Wi-Fi, water & sewage, and council tax respectively.
- Council Tax Band C
<Room>
- It comes with a double bed, in-built wardrobe, and a drawer.
- It's not massive, but it's enough for one person.
