I have up to three comfortable furnished double rooms available in my spacious four-bedroom house in E12, approximately a 10-minute walk from Manor Park Station (Elizabeth Line).

I’m a live-in landlord and I’m looking for clean, respectful and reliable people who are looking for a comfortable home and a friendly, relaxed living environment.

There may be up to four people living in the house including myself, although I may only let two of the three rooms depending on finding the right people and the overall household dynamic. Finding the right fit is more important to me than simply filling every room.

* Rent negotiable for the right person

🏡 The house
The house is a spacious four-bedroom property with:

* Decent-sized kitchen with breakfast table

* Furnished throughout
* Additional storage may be available for luggage if required

There is one shared shower room for the lodgers, plus an additional WC on the lower-ground floor. My own en-suite shower room is private and not shared.

📍 Location
Manor Park Station (Elizabeth Line) is approximately a 10/15 minute walk away, with easy connections towards Stratford and central London.
East Ham and Ilford are also approximately 18 minutes away on foot.

👋 About the household
This is my home, so I’m looking for people who are clean, tidy, considerate and reliable.
I’m looking for a quiet but sociable atmosphere — somewhere people can have their own privacy and space, but where it’s also nice to have a chat, share a meal or have a drink occasionally.

Single occupancy preferred. Female applicants preferred, although I’m open to considering suitable applicants on an individual basis.

Professionals preferred, although I’m happy to consider students depending on the individual.

No smoking/vaping and no pets.
Working from home would preferably be limited, although I’m happy to discuss individual circumstances.

Bills and Wi-Fi can be included, with the exact arrangement to be discussed depending on the room and circumstances.
