Bright Double Rooms in Spacious 4-Bed House | Garden | Manor Park E12

I’m looking for one or two friendly, considerate people to share my spacious four-bedroom house in Manor Park, E12.

The house is around a 10–15-minute walk from Manor Park Station (Elizabeth Line), with easy connections to Stratford, the City and central London.

I’m a live-in landlord, and I’m hoping to find people who are looking for a comfortable home rather than simply somewhere to sleep. The house has plenty of space, a garden and a relaxed atmosphere.

Rooms available from 21 November onwards.

Although the house has four bedrooms, I intend to rent out a maximum of two rooms. I have three rooms that could potentially be available, but the final arrangement will depend on finding the right people and creating a household that works well for everyone.

🛏️ The rooms

Room 1 – £925 pcm

A bright, good-sized furnished double bedroom with:

* Double bed
* Desk/workspace
* Wardrobe and storage
* Chest of drawers
* Good natural light

Room 2 – £825 pcm

A furnished ground-floor double bedroom. It is a little smaller and more straightforward than the other rooms, making it a good option for someone looking for a more affordable room.

The rent is negotiable for the right person.

All rooms are for single occupancy.

The house is spacious and well maintained, with plenty of room to relax and enjoy your own space.

It includes:

* Spacious living room and dining area
* Decent-sized kitchen with a breakfast table
* Private garden
* Two shower/bathroom areas
* Additional WC on the lower-ground floor
* Washing machine and Wi-Fi
* Furnished throughout
* Some additional storage may be available for luggage

One shower room is my private en-suite. The lodgers would share the other shower room, plus the additional WC.

📍 Location

Manor Park Station (Elizabeth Line) is approximately a 10–15-minute walk away, with convenient connections towards Stratford and central London.

East Ham and Ilford are also accessible on foot, approximately 18 minutes away.

👋 About the household

This is my home, so finding the right people is important to me.

I’m looking for clean, tidy, considerate and reliable people who would enjoy a relaxed, friendly household. Ideally, the atmosphere would be quiet during the week but sociable too — somewhere people can enjoy their own privacy, while occasionally having a chat, sharing a meal or enjoying a drink together.

I’m not looking to create a busy house share. I’d much rather find people who are a good fit and feel comfortable at home.

* Single occupancy only
* Working professionals preferred, although suitable students are welcome to enquire
* Female applicants preferred, but this is a preference rather than a requirement
* No smoking or vaping
* No pets
* Working from home can be discussed depending on individual circumstances

Bills and Wi-Fi can be included, with the exact arrangement to be discussed.
