Hey! Looking for someone to replace me from November in a 2-bed, 1-bath first floor flat 5 mins from Walthamstow Central station.

The room is large and bright, overlooking a garden, can be furnished or unfurnished (if unfurnished it comes with a double wardrobe and can fit a double/king size bed)

- Rent £950 p/m, not including bills which are roughly £180
- Deposit £925
- Council tax band B, no students please
- References via agency, need 3 months' proof of employment or income
- Move in from 1st November, looking for someone long-term
- Viewings w/b 28th September

Accessibility:
- One step up to the main front door that has a doorbell
- 16 steps up into the flat (on the first floor) through a narrow entryway
- Bathtub with an overhead shower
- The walk from the station to the property is all flat pavement with lift access from the station ticket hall

The flat is in a quiet residential street 5 mins walk from Walthamstow Central (Victoria line/Overground) and Bus Station and is near the high street where there's a Gym Group gym, cinema, library, shopping centre and large Lidl/Asda/Sainsbury's. The local area is great with loads of shops, restaurants, pubs, Lloyd Park and Soho Theatre.

You would be sharing with Ore, 30 (she/her). Loves nights out/going to gigs, ordering too many dishes at restaurants and watching random films at the cinema with no context. Also enjoys Pilates, reading, sewing and singing in an experimental queer choir.

Looking for a mid-twenties to thirties woman or nb person who is considerate, clean and sociable and wants a chill home with open communication and shared responsibilities (ideally also queer but at least queer friendly). Likes to occasionally hang out or share food with flatmates but also has her own stuff going on too – just doesn't wanna be total strangers!
