Looking for lovely warehouse-trained people for warehouse unit in Fish Island. 25+, must be queer friendly, inclusive, and love dogs. This is a great space for calm, creative souls who want to live somewhere long term and build a home.

We are looking to build a sanctuary where we can feel safe and relaxed. We would like people who are happy to contribute in terms of keeping the shared spaces clean, and be open and communicative. We need people who are respectful of others and the space and don’t keep each other up at night! 😴Working from home is absolutely fine as long as we can figure out a way to ensure others who are WFH are able to do so without much disruption. Living with others can be wonderful and challenging, but empathetic and honest communication from the start helps to reduce any issues! We don’t have to be best friends but it’s important everyone feels safe and welcome in their home 💖

❕Hoping to create a substance free environment (no judgement for what you do in your own time, but please don’t bring it in to the home). Cigs outside if fine as long as you tidy ur butts 🍑. This will not be a party space, London can be an overstimulating and stressful place and we would like a calm home environment to come together and recharge!

🏠 The unit:
The unit is a 4 bed in a warehouse in Fish Island. It has a large living area with high ceilings and double doors that open on to the yard with a small space for growing (I have been cultivating a garden here already!!). Kitchen is part of the large open plan living area with plenty of worktop space and room for a nice big dining table. Bedrooms are up sets of stairs from the main living area. To the side of the living area is a utility space with sink and room for washing machine. Off this is a shower room (no bath), separate toilet and small room I will be using as my pottery and crafting studio. The building has many other units with a range of people who live and work in their units. We have artists, set designers, performers, researchers, healthcare workers, musicians etc! The community is a fairly young, queer, liberal and creative one who are always happy to help out.

🛏️ Room 1:
A small room with space for a double bed, storage space above the door and windows which you can open. A few wall shelves left up by previous tenants. ppm £750 + bills
🛏️ Room 2:
A small room with space for a double bed, previous tenant had a mezzanine build with bed on top and desk space underneath. Two windows ppm £750 + bills
🛏️ Room 3:
A large double room with space for a mezzanine if you wanted to build one, high ceilings and windows. ppm £850 + bills

👍 Pros:
*Repaint, drill into the walls, hang your pictures, make your room yours! (Previous tenants built mezzanine’s in the rooms etc)
*Large living space & kitchen
*Direct access to yard with space for growing 🌱
*Access to room I will be using as my pottery and crafting studio (you can use the wheel as you please!)🏺
*Loving community
*Windows! Light! Vitamin D! (Unfortunately not a given in warehouses) ☀️
*Residential lease and can provide sublease agreement 🏠(again sadly not a given in warehouses)
*Pet friendly (as long as they get on with our dog Otis)🐾

👎 Cons:
*Unit is new and let unfurnished so it is currently empty. You will need to get your own bedroom furniture incl. mattress and we will be furnishing the living spaces but may take a little time to fully furnish!
*Old buildings can get chilly, heaters deffo necessary in the colder months ❄️
*Its fairly expensive for warehouse rooms, I wish this wasn’t the case but landlords be doing their thing :(
*Warehouses often have ongoing maintenance issues, and not so responsive landlords but persistence pays off

💰Horrible but important money stuff:
* Bills not included in the rent, and will be split equally between the roomies. We won’t know exact numbers until move-in but estimate approx £100 per person per month.

* council tax band D (tower hamlets)

* We will need a deposit of one months rent, and some proof that you can pay the rent reliably (we can talk about the best way for you but it could be bank statements or work contract etc. but no credit check)

🌻 Accessibility:
* The bedrooms are are up sets of stairs so not wheelchair accessible unfortunately and there is also a step to the toilet and shower room.
* The landlords have fitted some bright cold lights in the living space but I will work to changing these to a dimmer, warmer light fairly quickly.
* Warehouse walls tend to be thin so you can often hear sounds from other rooms. We can discuss individual needs in terms of noise together when we decide who is moving in.
