🛌 ROOM DETAILS

The spacious double room is located at the front of the flat and features huge bay windows that let in lots of natural light. It comes furnished with a brand-new, kingsize, solid oak bed frame, an Emma Original mattress, comfortable armchair, and a 32 inch TV for your personal use. The space is styled with built-in open shelves, wicker drawers, and an exposed brick feature fireplace. There is plenty of space to add a clothes rail/wardrobe and desk.

You are welcome to hang your own paintings and artwork to make the space your own.

🏡 FLAT DETAILS

The flat is a 1930s end-of-terrace ground-floor garden flat. The bathroom was recently installed and features a roll-top bath, rain shower, and underfloor heating. A new combi boiler was also recently installed meaning showers are powerful and endlessly hot.

Outside there is a sunny, south-facing and garden with lots of plants, a patio with dining area and outdoor lighting, along with a garage that can be used as additional storage space for bikes, etc. The property is equipped with an ADT security alarm system and 24/7 CCTV. If you drive you can apply for the household resident's permit for your car (I have a car but park on the front drive so I don't need the permit).

The flat is in E6, bordering Plaistow and East Ham. The closest tube station is Upton Park on the district line which is a 10-minute walk or 5-minute bus journey from the flat. From Upton Park station it’s 15-minutes to central London (Liverpool St). The jubilee line is also easily accessible from Canning Town station which is a 15-minute bus journey. So commutes to both Canary Wharf / the City are v quick.

Local stuff:
* 🌳 For green space, Central Park is 5 minutes’ walk away. It is a lovely park and has a great café/bakery (Central Park Cafe) for fresh daily sourdough, they also do delicious pop up supper clubs and live music nights.
* 🍺 The Boleyn Tavern, a beautifully restored Victorian pub, is less than 5 minutes’ walk away. they do a great Sunday roast.
* 🍽️ East Ham has lots of excellent and affordable South Asian restaurants such as Udaya Kerala all within walking distance.
* 🍞 There is a Tesco Express 2-3 mins’ walk from the flat.
* 🥦 For big supermarkets, Westfield Stratford (Waitrose & M&S) is a 15-minute drive and there is a retail park with a Sainsbury's, Asda and LIDL 10-minutes' drive away.

👥 ABOUT US (THE CURRENT HOUSEHOLD)

I’m Bridie (she/her), a 37-year-old queer woman currently working in mental health in the NHS. I work at a hospital and also from home (2 days a week) in my private study (this is completely separate from the communal living spaces and won't disturb you at all). My partner Amy (she/they) is a 35-year-old queer woman currently training to be a psychotherapist.

We are both warm and respectful. We travel fairly frequently so you will get the place to yourself often.

💰 COSTS & LOGISTICS

The room is £1,295 per calendar month, which includes all bills - covering your electricity, gas, water, high-speed broadband, council tax (band B), and the ADT security system. The price also fully includes a professional cleaner who comes every two weeks to clean the communal areas. The deposit is £1,000.00.

The room is available from 26th October 2026, and we will consider both short-term and long-term lets. Basic reference checks will be undertaken, including proof of employment and a couple of personal refs who can confirm you are a good egg.

The property is a ground-floor flat. It features one large step at the front entrance, two steps within the flat separating the hallway from the living area, and one small step leading out to the back garden.
