Large Double room with fantastic views and balcony

My name is Denis, and I am the landlord of the flat.

I will have access to the shared areas of the property, but not to your room or private balcony.

I have decided to rent my room to someone who is gay-friendly, as we are all gay men living in the property. The room is large, comfortable, and fully furnished, with a desk, large wardrobe, sofa, and double bed. It also has a good-sized private balcony for your exclusive use, complete with an egg chair. The room is lockable, and I will also be leaving my nice TV for you to use.

The flat has a good-sized shared kitchen with a large dining table, as well as a separate toilet and bathroom. The bathroom has an electric shower.

The flat is on the 6th floor with light and is currently shared with a 25-year-old Asian professional who works full-time, five days a week, with weekends off. As the property does not have a living room, I would ideally prefer someone who works full-time and does not work from home. The flat is particularly suited to someone who is busy, wants a comfortable and peaceful place to live, and enjoys having their own space. There will only be two people living at the property.

Bills are included in the rent. The property has communal heating, and electricity is included up to £60 per month. If the electricity bill exceeds £60, the additional amount will be shared based on usage.

Before moving in, I will need to see your Right to Rent documents and work contract.

The move-in requirements are:

1 month's rent in advance
1 month's deposit

House rules:

No smoking in the flat or anywhere on the estate.
No drug use at the property or on the estate.
We are both hard-working professionals and simply want a clean, comfortable, and peaceful home.
