Cozy house share in prime Central/North Location!

Availability *** Please read re moving date!
We are looking for someone to stay for a minimum of 6 months from August but exact move in date is TBC for our outgoing housemate. She is waiting to hear about a house sale completion so the date isn't currently fixed - the earliest the room would be available is mid-August but it could be towards the end of August or early September. For this reason, we'd appreciate your flexibility and we will aim to keep you updated as much as possible if interested! Deposit is protected (can send proof of this) and will be paid by the new person to the flatmate who is moving out.

House Specifics:
4 bedroom house in Islington. Our communal space is all set up with a shared kitchen and living space. All the essentials are covered, including a tumble dryer and washing machine. There is a front patio that has an outdoor table and space for bikes.

Room:
The room is on the first floor and comes with the bed, desk and chair. The room also comes with a walk in closet on the second floor that will be mostly for the new tenant's belongings. For context, Viknesh is currently in this room but will be swapping to a different room on the second floor in the house and he will do a full clean/repaint of the room before move in.

Location:
A short walk from Essex Road, Canonbury and Highbury and Islington (10-15 mins). Angel & Dalston are within easy reach too, either by a quick bus ride or a 20-minute walk. Plus, being on the border of Islington and Hackney means lots of options for eating out, exploring, and hitting up the shops.

Flatmates:
Viknesh, Becky and Riz - we met through friends and spare room, and have lived in the flat for varying amounts of time, one of us for the last 5 years. We work in charity, E-commerce and Film and TV. For work we do a mix of work-from-home/office days. We have a good internet set up and connection throughout the house. We're pretty chill – we're happy to chill and have a chat in the eves or watch TV and when our schedules align do nice plans like BBQ's in the summer. We also appreciate each other's busy work and social lives and respect having our alone time too.

Looking for:
We’re ideally looking for another lady to join the household. Someone who's sociable and considerate of sharing with others. We value cleanliness and making the house feel homely, comfortable and welcoming, and we share the responsibility for cleaning shared areas weekly. We also split the cost of household items. Happy to have guests and plus ones round as we do ourselves but prefer to give each other some heads up and try not to take up to much space in shared spaces.

Rent and Utilities:
The rent listed includes Gas, Electric, Water, Internet, Council Tax and TV license (all on direct debit). Rent is split proportionate to the size and facilities of each room, paid monthly to a shared account and then to the landlady.

Our landlady is super lovely! We have been at the property for 5 years now as she is very considerate, sorts out any issues as quick as she can and we have no problems ever whilst living here, we swap Christmas gifts every year if that helps give an idea.
