Double room in Dalston house w/ garden + lounge

Hello!

We're looking to fill a room in our house, as sadly one of our housemates is leaving us. The room is available from the end of April - so looking for someone who could move in then, (potentially some flexibility to move in sooner, if needed), and who could also pass referencing (with a full time permanent job for employer reference and a landlord reference).

We are looking for someone a similar age to us (we are 30 - 36 years old)

The room is a small double room (but not shoebox sized!) that comes furnished with a bed, wardrobe, chest of drawers, and bedside table, with large windows that make it nice and bright. The rent is £748 per month.

As for the rest of the house, it's a 4 bedroom house in Dalston, with a good sized separate lounge, kitchen, and bathroom - and a lovely backyard that catches the sun nicely in the summer (perfect for BBQs!). The bathroom was recently
completely refitted in June, so lovely and new.

The house is also a 5 min walk from Dalston Kingsland station, and a 10 min walk from Dalston Junction station - or about a 20 min walk from Highbury & Islington station.

We're very close to the bars around Newington Green and also Kingsland High Street for shops and more bars. Clissold Park is also only a 10 min walk away.

Bills come to about £116 each per month (which includes TV and broadband, household insurance, water, council tax and gas/electric). We also have all the streaming services you could want - Netflix, Prime, Disney+, Hayu, Now TV.

The deposit is £800, with no agency fees.

We are three girls, Emma, Tash and Amy. Emma works in freelance marketing, Tash works in podcast commissioning, and Amy works as a physio.

We're pretty easy going, sociable people, and our interests are quite broad as we're quite open minded with most things but we enjoy stuff like theatre, festivals, music, nights out, movie nights in, wine, going to exhibitions, netflix binges, exploring what's going on in the city etc.

We also sometimes look after other people's dogs too, so at times there may be a cute puppy around to cuddle!

We'd love to live with someone similar age (30-36 years old) who has similar interests who would also want to hopefully be friends with their housemates rather than seeing it as just a place to sleep.
