We have a freshly refurbished, modern, large & super sunny open-plan house (with a huge garden), which we can now share with someone else. We are two female professionals in our 30s & we have two female cats in their 3s. Prior to our move, the property had a full refit (walls being knocked down & all), so *everything* has been touched up & from the outside pavement to all the appliances everything is brand new. Ergo - it's in mint condition, easy to maintain, and we hope it can be the epitome of a clean slate for one more good human!
The rent alone is £800 & the bills can vary slightly but they are on average £100-£150, so £950 in total per month. Room is available from mid/end of August, but we can try to be flexible for dates. Landlord/agency are great - very accommodating & quick to attend to any issues (not that there have been many). We have a good rapport with them and they're happy to keep us long term. We also don't mind shorter occupancy for the remaining tenant - so long as we get a standard notice we could release you & look to replace you at any time.
The room is facing the front street and is roughly about 2.5x2.8m. It's possibly not the most spacious double out there, but that's more than made up with in what you get out of the rest of the house. It currently has a double bed with storage underneath & some shelving. You can add/remove things as you wish, since the house was originally unfinished. As it is, there is still enough space in the room to add a large wardrobe etc. You could also opt for a single bed instead which will open up a decent amount of extra floor space. You're also free to take to the walls for extra floating shelves, which we're happy to assist with. Plus, we have decent storage in the shared spaces.
The house is semi-detached on two floors, with a private double parking space. Double glazed windows, central gas, 1gb fibre broadband. Shared wc/shower room on the ground floor, stairs to the first floor with storage underneath & three bedrooms upstairs. An open plan living room/kitchen - quite large and easily the size of two reception rooms into one. A rarely bright house all over - windows on both sides (and even in the hallway) & glass doors opening into the garden. Very large garden with a beautiful wide view & high trees ahead (+ a free apple/walnut supply) - no obstructions in sight. Very private, very secluded, very bright, very green, very cute, very demure.. 🏡
We're located in a peaceful neighborhood, with the beautiful Bruce Grove castle, cemetery, park, playgrounds & tennis/basketball courts across the street from us. Busy Tottenham is only a 10min walk away and you can find all the necessities, the stadium, sports center & gym/library there. White Hart Lane overground station takes you directly to Liverpool Street in 25min, or it brings you to the Victoria Line at Seven Sisters in only 5min which gives you a straight connection to King's Cross in half hour. A 10min bus ride takes you to WoodGreen tube station and the Picadilly line. Day & night time busses around the corner - you'll be anywhere in central in 40min to an hour max.
Since we're the first tenants to live here post-refit, we're keen on keeping the space clean and in a good condition. We're both organized & tidy, we tend to clean up after ourselves in the common areas as we go & leave things as we find them, so the next person who goes in doesn't have to deal with anybody else's mess. We pull our weight in making sure the place is well looked after & we're considerate in dividing tasks equally. We get along very well & are always happy to spend some time together, but we do give each other space to breathe so there is absolutely no pressure to have to entertain each other at all times.
We're quite good at coexisting peacefully - we have been sharing in different countries & households for over a decade now, so we've learned how to do it right! We're just looking for someone genuine & equally considerate, who can get along with us four..🤞No red flags on our ends really & no specific demands that we have for the third person who may join us - other than ideally some common sense & common decency.
The cats are both female, neutered, vaccinated etc. They're well behaved and house trained. My friend never lived with cats previously either, but can vouch for the fact that it's not been disruptive or hard to get used to. And for an animal lover I'm hoping they'll actually be a big benefit? One of us smokes atm, but only ever in the garden, so the house is smoke-free. If another smoker joins, we'd like to keep it outdoors only.
