Double Room in N17 – £1,200 pcm, Everything Inc

Fully furnished double room available in a modern building in N17, around 2 minutes' walk from the tube.

The room comes fully furnished with a large wardrobe, bedside tables, a desk with storage compartments and an ottoman storage bed, so there is plenty of storage.

The flat is shared with us, the live-in landlords. We share the kitchen, bathroom, living room and balcony.

Rent & what's included
£1,200 pcm, with all household bills included: electricity, gas/heating, hot water, water, Wi-Fi, council tax and service charge. We also have professional cleaning of the shared areas twice a month.

We provide the usual shared household basics too, including toilet paper, hand soap and cleaning products, so there aren't lots of little household costs to divide every month.
The building has a concierge, parcel room, communal terrace and conference/office space available to residents.

The important bits
No working from home.

One of us already works from home and we share one kitchen and one bathroom, so this room is for someone whose normal working routine takes place outside the home.
You don't need to have a traditional office job — we're simply not looking for someone who will regularly be working from the flat.

Cleanliness is very important to us.

We have a cleaner twice a month, but the cleaner isn't there to clean up after us day-to-day. Everyone cleans up after themselves.

The kitchen, hob, worktops and sink should be left clean after use, as should the bathroom and toilet. Everyone is also expected to keep their own bedroom reasonably clean and hygienic. The agreement itself sets the same expectation for the shared spaces.

Safety and security are equally important.

We expect everyone in the household to take normal home security, fire safety and general household safety seriously and to be responsible with appliances.

This is also about mutual trust. We want to be able to trust the person living in our home, and of course they should be able to trust us too.

We have straightforward house rules around cleanliness, safety, security, noise and respecting shared spaces. We'll make these clear before anyone moves in. Once agreed, though, we expect them to be followed — these aren't things we want to repeatedly remind each other about or renegotiate every week.

Noise should be kept reasonable, particularly between 11pm and 9am. There is no smoking or vaping inside the flat, and overnight guests are exceptional and need to be agreed with us beforehand. Overnight guests not allowed in general.

And personality-wise...
No personality audition required. 😄
You don't need to tell us that you're super friendly, love travelling, enjoy cooking, go hiking at weekends or appreciate a glass of wine after work. And we promise not to bore you with a sales pitch about our hobbies either.

You can be sociable, quiet, introverted, extroverted, spend the evening chatting or happily disappear into your room — that's your business.

We're simply looking for a normal, respectful adult. If you don't work from home, clean up after yourself, respect shared spaces, take safety and security seriously and follow the house rules we've agreed on, chances are we'll get along perfectly well.
