The net area of the three rooms is actually about the same, but the shape of this room is a little strange, so the small living room on the 1st floor is also for you (already changed into living room furniture without bed). It can be used as a study room/storage room, but no one can live in it. If you don't want to take it privately, the rent will come down to £330pw :)
