Professional female seeking a new flatmate. This is harder than online dating!

Australian who has lived here for 14yrs, so I'm basically a local. I'm a teacher in a Special Needs school, l work Mon-Fri am home most weeknights.

The flat is on the top floor and has great natural lighting. It comes fully furnished, the room comes with a king bed and a built in wardrobe. There is space for a desk/drawers if wanted. There is a separate kitchen and living room which will be shared, as well as one bathroom. As there will only be two of us, it's easy enough for sharing the communal areas.
Location: similar distance between Golders Green and East Finchley station on the Northern Line (Zone 3). Bus stops right outside with quick access to both stations and Brent Cross shopping centre. (The 102 bus runs 24hrs). Door to door you can get to central London within 40mins.

I'm a quiet, homebody type. I enjoy a night out here and there but keep my home calm and chilled. I would like to find someone likeminded who enjoys a chat over coffee, chill on the sofa, a shared interest in tv shows etc, but who also respects privacy and space. I'm a very tidy person and keep the flat in great condition although not a neat freak. Would expect a new tenant to also be tidy and share the load with cleaning but am not opposed to hiring a cleaner.

I have a great relationship with the landlord and he would require the new tenant to go through referencing checks etc and be put on contract.
Rent is £800/month and bills would be approximately £170-£200/month each. Would have to confirm with the landlord about deposit amount.
