Double Room with additional office room to rent

I am moving out of my room at the end of October/start of November and need someone to take on the tenancy.

The room is a small double but the room comes with its own office (the office is sole use of the tenant of the room). It came part furnished (cupboards were already there), but all other furniture is mine but happy to leave if you want it.

The room is in spacious, airy, Garden Flat in Kilburn/Brondesbury on Mowbray Road.

Room (and Study/Home Office) available in 3 bedroom flat with two professional sharers. Flat is on the ground floor of a large semi-detached home.
Flat is situated in a green, quiet, friendly part of NW6 with easy access to the amenities of Kilburn High Road, the picturesque Queen’s Park, and the delights of West Hampstead.

Large, comfortable, shared living space and kitchen, with direct doors to a big shared garden including a small private area.
New flatmate would share a bathroom/shower with one existing flatmate.

In the floor plan the available room is the one listed as Bedroom/study, while the study is listed as Bedroom 8'3" - 6'2"

About the other two sharers. Wesley, a 32 year-old Civil Servant, working a 4/5 day week in the Office with Friday’s usually from home. Interests include Cycling, running, good food and wine. Iain, 28, from Dublin, works in finance in the city, usually 3 days a week in the office.

6 minute walk to Kilburn underground (Jubilee line, zone 2) and 8 minute walk to Brondesbury overground service

Council Tax: Brent band E
Bills are not included in the rent and come to c. £135 per person each month.
