Hello homeless people! Welcome to the pad 😊

We are opening up a room in our high-spec, two floor penthouse apartment tucked in a mews just behind The Cut, perfectly positioned between Waterloo and Southwark. This is a premium Zone 1 living with space, light, and a genuinely social household dynamic.

The Apartment (a. k. a. Not your average flat)
3-bedroom penthouse over two floors
First floor: three double bedrooms + bathroom
Second floor: expansive open-plan living, dining & kitchen space
Underfloor heating throughout, individually controlled by room
Secure building with coded entry
Each bedroom comes with:
Double bed
Floor-to-ceiling integrated wardrobes
Excellent storage (no London compromises here)

Bathroom perks (yes, this matters):
Fully tiled, modern finish
Power-heated bath/shower (always hot 🙂)
Underfloor heating, so cold tiles are a thing of the past

Kitchen and Living Space - Fully Loaded
Smeg fridge & freezer
Washing machine, dryer & dishwasher
Coffee machine + sparkling water gas machine
Le Creuset cookware (we take cooking seriously… mostly)

The living area features:
Large L-shaped sofa, carpets and rugs for cosy feel
Full Sony Home Cinema & surround sound system set up (my baby and the ultimate being a vegetable set up in the evenings)
All the subscriptions you could want:
NowTV, Sky Sports, Discovery+, Apple TV, Netflix, Disney+, Amazon Prime Video
Nintendo Switch & PlayStation, best enjoyed on the big screen

Floor-to-ceiling glass windows flood the space with light and open onto a long private balcony. Add in a large antique wooden dining table and high-end furnishings throughout, and you get a home that’s equal parts modern, warm, and genuinely comfortable. We also have an amazing cleaner who comes every two weeks, who deep cleans the apartment, changes bed sheets, towels etc. who can also help with laundry and ironing if you need that also.

The Area - Central, Excellently Connected and Lively
Living just behind The Cut means you’re surrounded by independent cafés, theatres, bars and restaurants, while staying moments from the South Bank.

Between Waterloo and Southwark stations
Walkable to Borough Market, South Bank, the London Eye, and endless pubs & restaurants
Outstanding transport links:
Mayfair in under 10 minutes (Green Park)
The City via a 15-minute walk over Blackfriars Bridge
True Zone 1 convenience, without feeling touristy

About Us - (the best part 🤓)
Carlos (30) — Consulting Senior Associate, half English / half Filipino, and international school baby. Big Arsenal and motorsport/F1 fan; regularly drives races across the UK and Europe and hosts race or match viewings when home. Loves travel, theatre, cinema, brunches and dinner parties.

Céline (29) — Belgian Investment Banking Associate. Big on wellness and fitness (Pilates, classes, running, tennis), loves travelling, concerts, and is bravely improving her cooking skills (vegetarian — I tease, but it’s actually good) (ps still don’t believe in Matcha)

We both typically work long hours during the week, and will try to squeeze in the gym or Pilates in Céline’s case.
Weekends are a mix of travel, activities, and cosy Sunday evenings winding down at home.

Who we are looking for - You!
A like-minded, friendly person who wants more than just a room. Someone:

Easy-going, social, and respectful & fun :)
Looking to genuinely share a home, not just co-exist.

We value our independence but enjoy good company, ideally, you become part of the household and, over time, a good friend! ❤️

The Boring Admin Stuff
Rent: £1,400 per month
Bills: c.£150/200 per month, all-in (council tax, electricity, water, Sky, and ultrafast fibre optic broadband) fluctuates over the year, summer is less, winter is more.
Deposit: £1,500
Paperwork: we’ll need to do some light referencing, purely to confirm you’re not a murderer or on the run. Once that box is ticked and we’ve found the right fit, we’ll keep everything refreshingly straightforward.

Everything else remains exactly as described above, premium Zone 1 living, excellent connectivity, and a home that’s genuinely enjoyable to come back to at the end of the day.

If this sounds like your kind of setup and you’d like to live somewhere that actually feels like home we’d love to hear from you! 😊
