I’m looking for a clean, considerate professional to take over my current flatmate's spot in a stunning, brand-new 2-bedroom, 2-bathroom apartment in Lombard Square (Plumstead/SE28).

The flat is practically brand new—we’ve only lived here for three months! The landlord has already approved a tenancy reassignment, so you will be officially added to the joint contract. (The current fixed term runs until March 2027, with the option to go rolling afterwards).

##The Room & Your Space

The Bedroom: A spacious, fully furnished double room with a large wardrobe and lovely views out towards the balcony.

Bonus Furniture: The room currently features an electric standing desk, revolving office chair, and coat stand left by the outgoing tenant. You are welcome to use these (though the previous tenant may eventually collect them with a few weeks' notice).

Your Own Bathroom: You will have sole use of the main family bathroom, so there is zero morning queueing.

Your Own Storage: You also get your own dedicated extra storage room to keep your bedroom completely clutter-free.

- 10-15 minute walk (or 10 minutes by bus!) to Woolwich Arsenal for the DLR and the Elizabeth Line (getting you to Canary Wharf, the City, and Central London in minutes).

-There is a bus stop right outside the property, so you never have to walk if you don't want to!

You’ll be sharing with a professional working in the financial services industry.

I’m looking for someone who is clean, respectful, and comfortable in a relaxed, professional home.

We don’t do strict cleaning rotas or complicated house rules—we’re just adults who respect the space, clean up after ourselves, and enjoy a peaceful environment after work.

Please note this is a strictly smoke-free property (including the balcony), so I am looking for a non-smoker.

##The Financials & Agency Checks
Because this is an official contract reassignment, you will need to pass the letting agency's standard referencing.

Please only apply if you meet the following:
-Income: You must be in permanent employment and earn a gross salary of at least £28,125/year to pass the affordability check (or have a UK guarantor).
-Deposit: £1,110.57 (Protected in a standard Deposit Protection Scheme).

Bills: Currently estimated around £129 per person, per month (covering Council Tax, Water, Electricity, Heating, and Wi-Fi).
