Hi, we’re looking for a few housemate for Oct-Dec (possibly longer), for a 4-bed, 2-bath house in Crofton Park, SE4 🙂
Where: Salehurst Road, near Crofton Park and Honor Oak Park (SE4).
Rent: £905 pcm
Deposit: £1044.23 (5 weeks' rent)
Bills and council tax: Average from last 12 months is £117.64 per person per month (less in summer, more in winter). This includes council tax, electricity, gas, water, and WiFi. It may go up with changing energy prices.
Availability: 6th October-5th December, with option to extend/sign a new contract later with new housemates. Potential earlier move-in date TBC.
Contract: You’d replace one of our housemates (moving to her own place), on a monthly rolling contract. The contract is signed with an agency and managed by the landlady who lives next door. She is not nosy, does not visit unannounced or without reason, and gets things fixed quite promptly.
Housemate preferences:
- Open to girls and queer people (we’re a queer household).
- Students welcome if happy to split council tax.
- No couples please.
- Someone tidy who cleans after themself and is happy to stick to a cleaning rota.
- Benefits accepted with a guarantor (referencing details below).
The room:
1st floor. Furnished with a double bed, a chest of drawers, and a built-in wardrobe. Optional lounge chair and night stand (different from photos). Plenty of space for additional furniture such as some extra storage and a desk. The room has a large, North-West-facing bay window with a view to a quiet street and the front yard.
The house:
The place is bright and finished to a decent standard. There is a lot of shared space including kitchen + dining, the living room, and a small garden with some furniture. There is a spare room we use as a shared office. It comfortably fits 4 desks up to 120x70 cm, which should allow for good working space (we work or study from home some of the time).
There is space to store bikes in the garden, or potentially in the office depending on how many people wfh. There is no dishwasher and we make sure to clean up dishes promptly.
If you choose to stay for longer, we need to maintain the garden (it’s not too big!), and there is an extra fee for the garden bin approx. £25 per person per year.
The vibe:
You can expect the house to be mostly peaceful, and we’re up for sharing meals every now and then, walks, movie / board game nights, and going to art and music events and an occasional rave.
We try to keep the place clean and use the SplitWise app for shared expenses.

Transport links:
- 8-10 mins to Crofton Park with Thameslink trains to Peckham, E&C, Blackfriars, City Thameslink, Farringdon, Paddington, and occasionally direct Southeastern trains to Victoria. Thameslink runs every 30 mins most of the day, more frequently during peak morning hours.
- 10-12 mins to Honor Oak park with the Overground line going to New Cross Gate, Canada Water (change for Jubilee line), Whitechapel, Shoreditch, Dalston, Highbury & Islington etc. Also occasional Southern trains to London Bridge. The Overground usually runs about every 7 mins.
- 15-17 mins to Catford Bridge with Southeastern trains towards Waterloo East, London Bridge and Charing Cross, every 15 mins.
- 6-8 mins to buses 171, 172 going into central through New Cross Gate, and similar distance to P12 and P4 towards Peckham, Brixton or Surrey Quays, and to the night bus N171. 5 mins to bus 284 going to Catford and Lewisham. More buses from Catford but it's a bit further.
Referencing requirements of the agency:
- A soft credit check,
- Proof of address,
- Reference from the previous landlord if applicable,
- Proof of income (from the workplace, or last 3 payslips if self-employed),
- Min. income requirement 24k/year to rent without a guarantor,
- If you need a guarantor, min. income requirement for them is 28.8k/year. The guarantor must be UK-based, and their income reference must be from the UK.
- If you don’t have an income or a guarantor which meets the requirements, there may be an option to pay the rent for 2 months in advance.
Accessibility
There are 14 steps to the first floor and there is no lift. Some of the halls in the house are also quite narrow. There is a step into the house and a step from the kitchen to the dining part, with access to the office and downstairs bathroom. There is one bathroom with a bath/shower on the first floor and one bathroom with a shower on the ground floor. There is no phone entry system. Please ask about other accessibility aspects.
