We have a large, bright double room available in our lovely three-storey house in Camberwell, just moments from Burgess Park.

This is a spacious five-bedroom house with a comfortable, friendly atmosphere and plenty of communal space. Unlike many London house shares, there is a separate lounge as well as a lovely private patio garden.

The kitchen is fully equipped with everything you need, including a washing machine, microwave, fridge/freezer, toaster and kettle.

There are also two bathrooms, which is particularly convenient in a shared house.

One of the nicest features of the property is the private patio garden, which gets the morning sun – a lovely place to have breakfast outside on a sunny morning, relax with a coffee or enjoy some outdoor space during the warmer months.

Everything is kept clean and tidy, with a professional cleaner visiting once a week to clean all the communal areas.

Location

The house is in SE5 7LF, in a quiet residential street in Camberwell and just a one-minute walk from the Camberwell side of Burgess Park.

Having Burgess Park practically on your doorstep is a real advantage. It is one of South London's largest green spaces and is fantastic for walking, running, cycling, exercising or simply relaxing outdoors. The park also offers tennis courts, outdoor gyms, sports facilities, a lake, gardens and a dedicated 5 km running route.

At the same time, the house has very convenient connections into Central London.

The nearest bus stop is only around two minutes' walk from the front door, with several bus routes providing connections towards Elephant & Castle and Central London.

Elephant & Castle is in Zone 1 and can be reached quickly by bus, giving you access to both Underground and National Rail services and making the house particularly convenient for anyone working or studying in Central London.

The location also gives you easy access to the shops, cafés, restaurants and other amenities of Camberwell, while Peckham, Walworth and Elephant & Castle are all within easy reach.

It is a great combination: a quiet residential street and a huge green space just around the corner, while still having straightforward access into the centre of London.

The Room & Housemates

The room is large, bright and very quiet, with two big windows providing plenty of natural light.

It comes fully furnished with everything shown in the photographs, including a double bed, large wardrobe, chests of drawers, desk and chair, bookshelf, mirror, shelving and other bedroom furniture.

Please note that bedding is not provided, so you would need to bring your own pillows, duvet, duvet cover and fitted sheet.

This is a five-bedroom house, so you would be sharing with four other housemates.

The current housemates are three male working professionals, aged 22, 28 and 30, and a 22-year-old female Master's student.

The house would ideally suit a non-smoking professional or international student looking for a clean, comfortable and well-maintained home with a friendly household atmosphere and easy access to Central London.

Please note that the room is for single occupancy only. Unfortunately, we cannot accept couples.

Rent & Bills

The rent is £255 per week (£1,105 per calendar month) and includes:

Gas
Electricity
Water
Council Tax
TV licence
Wireless broadband
Weekly professional cleaning of the communal areas

There are no additional household bills to pay.

The total deposit is equivalent to four weeks' rent (£1,020) and will be protected through the government-backed Deposit Protection Service (DPS).

To reserve the room, you would initially pay £255, equivalent to one week's rent. One day before you move in, you would then pay:

£765 – the remaining three weeks of the deposit
£1,105 – your first month's rent in advance

So, to summarise:

To reserve the room: £255
One day before move-in: £1,870 (£765 remaining deposit + £1,105 first month's rent)

Length of Stay

The minimum stay is one month, and we require one month's notice when you decide to leave.

Your deposit will be held in the government-backed Deposit Protection Service (DPS).
