**Double room with private garden access, between Brixton & Camberwell**
Hi! I'm looking for a new housemate to share my rented flat with, in a quiet, leafy residential area right between Brixton and Camberwell, just a few minutes' walk from a lovely park.
**The room**
A good-sized double bedroom with access to our private garden. It's furnished, and the current tenant owns a couple of extra pieces in there (a desk and a bookcase) that they may consider selling on if you'd like to keep them rather than bring your own.
**The flat**
There are two bedrooms total with a shared bathroom (including a bathtub) and an open-plan kitchen/living room. There is both a back garden and a front garden.
**Location**
- 7 minutes' walk to Loughborough Junction
- 15–20 minutes' walk to Brixton, Stockwell, or Denmark Hill stations, or a short cycle
- A Cyclehoop bike locker nearby if you'd like to rent a secure space for a bike
**Bills & extras**
Rent is £750 plus bills. Bills (water, electricity, gas, council tax and wifi) come to roughly £200pcm though we're hoping this may come down a bit (as we suspect the water supplier has been overcharging us). We also have a cleaner in every other week, currently £40 a clean split between us - happy to chat through how that works with a new tenant.
**Availability & terms**
Looking for a move-in around the end of September/early October, with a bit of flexibility on the exact date - happy to discuss. It's a rolling tenancy in line with the Renters' Rights Act, and ideally I'd love someone looking to stay for a year or more, though I'd consider a shorter stay for the right person.

**About me**
I have been renting this flat for over 5 years and have loved living here. I work as a professional in the NHS and I'm also studying as part of that. I'm in my early thirties, enjoy socialising, and try to stay active with gym, dance and pilates classes, plus walking. I enjoy some creative activities too, such as drawing and making pottery. I also like a quiet night in, so I'm looking for a good balance of both.
**Who I'm looking for**
A tidy, considerate professional, roughly 30–35, who is LGBT-friendly. I'd love to get on well with whoever moves in, but equally value everyone having their own space to retreat to.
I am mainly available for viewings between 26th August - 4th September, but have some flexibility on this too. :)
