Top floor double room with own bathroom

We have a large, light top floor double room available in our friendly, cosy family home. It would be furnished with large double bed, desk, drawers and wardrobe. We would consider adding a TV screen if preferred to sharing our sitting room.
We are a late-30s couple with two small children (aged 4 and 6 years). The house is three storey so you would have your own space on the top floor and a bathroom that would be yours exclusively. We have a large open plan kitchen / living room (you would get your own cupboard space) and a separate sitting room.
There is also a utility room with washer and dryer.
We also have a small garden. We're about 10mins' walk from Richmond Park and 10-12 min walk from Barnes or Mortlake overground stations with regular trains going to Clapham Junction, Vauxhall and London Waterloo. Alternatively a 10min bus to East Putney connects you with the District Line tube or Richmond.
We are looking for someone who doesn't mind sharing with a family. One of us works full time, the other works part-time. The children are in bed by 7/7.30pm, so evenings are child-free!

We have had lodgers successfully for 4 years - the most recent one stayed 3 years! So we would like to continue. If this sounds appealing please get in touch. References essential. One month's rent as deposit and first month's rent paid in advance on the day you move in.
