We have a lovely fully furnished double bedroom available from 9 November in our attractive and well-maintained four-bedroom flat in Clapham Park.

The flat was refurbished to a high standard and remains comfortable, modern and well presented throughout.

The spacious kitchen is fully equipped with all the appliances you need, offering plenty of space for cooking and preparing meals.

There is also a modern bathroom with a separate toilet – particularly convenient in a shared flat.

Everything is kept clean and tidy, with a professional cleaner visiting once a week to clean all the communal areas.

Location:

The flat is in Clapham Park , in a convenient South London location between Brixton, Clapham and Streatham Hill, giving you easy access to all three areas and their excellent transport links.

There are several bus stops just a short walk from the flat, providing convenient connections towards Brixton, Clapham and other parts of South London.

Streatham Hill railway station is within easy reach, providing connections towards Central London.

Clapham South Underground Station, on the Northern line, is also accessible on foot, while Brixton Underground Station and its Victoria line connections can be reached by bus.

The location is particularly appealing if you enjoy having plenty to do nearby.

Brixton offers a fantastic selection of restaurants, cafés, bars, markets and nightlife, while Clapham is known for its popular restaurants, pubs, independent cafés and the wonderful green space of Clapham Common.

Streatham Hill also provides a good range of everyday shops, cafés and local amenities.

Food shopping couldn't be easier, with a Tesco Express approximately two minutes' walk from the flat and a larger Sainsbury's only a few minutes further away.

The Room & Flatmates:

The double bedroom is attractive, comfortable and fully furnished, with everything shown in the photographs, including a double bed, good-quality wardrobe, chest of drawers, study desk and chair, and other bedroom furniture.
The furniture is in good condition, making this a comfortable and practical space for both relaxing and working or studying from home.

This is a four-bedroom flat, so you would be sharing with three other flatmates.

The current flatmates are all working professionals: two females aged 33 and 43, and one male aged 22.

The flat would ideally suit a non-smoking professional or mature student looking for a clean, comfortable and well-maintained home with good access to Central London.
Please note that the room is for single occupancy only. Unfortunately, we cannot accept couples.

Rent & Bills:

The rent is £240 per week (£1,040 per calendar month) and includes:
• Gas
• Electricity
• Water
• Council Tax
• Fast wireless broadband
• Weekly professional cleaning of the communal areas

There are no additional household bills to pay.

The total deposit is equivalent to four weeks' rent (£960) and will be protected through the government-backed Deposit Protection Service (DPS).

To reserve the room, you would initially pay £240, equivalent to one week's rent. One day before you move in, you would then pay:

• £720 – the remaining three weeks of the deposit
• £1,040 – your first month's rent in advance

Length of Stay:

The minimum stay is one month, and we require four weeks' notice when you decide to leave.

Your deposit will be held in the government-backed Deposit Protection Service (DPS).
