Hi all, super sad to say that my lovely flatmate is moving onto bigger and brighter things so I’m looking for a new co-flatmate for the second room in my 2-bed rental.

It’s a GORGEOUS 2 bed in Shepherd’s Bush (W12).

ABOUT THE FLAT
It's honestly such a stunning but homely place and the landlord designed it with a lot of love (she's also a lovely landlord btw, if you've ever had one of the many horrendous landlords you'll know how useful that is!).

The bedrooms are on opposite sides of the flat so there is privacy and THE BIGGEST garden I’ve seen in a London home ever.

All the amenities you'd need - Large fridge, dishwasher, washer/dryer, a storage shed out front, double glazing, mould free, shower/bath, great water pressure etc. etc. etc.

My room is on one end facing the street and your room is on the other side of the flat facing the garden.

The flat was completely newly refurbished top to bottom when I moved in so everything is pretty new/kept in good order, it’s a really special property and well below market value for this quality.

The building is super friendly (but we have our own entrance) and the area is nice: you have Ravenscourt Park down the road, Westfields a 5/10minute bus away and our road itself has a range of groceries, boutiques and independent cafes.

This flat has become a home over the five years that I've lived here and is such a rare find (I viewed over 200 places before I found this one) and I hope whoever moves in respects and loves the property as much as I do.

TENANCY TERM
I'm really only looking for someone who is keen to settle into more of a home instead of just a passing flatshare so this place would suit people looking for a long-term place to settle.

Start date is flexible but any time from Jan/Feb is ideal.

References and a deposit are required and from memory when I did it, to pass you need to be on £40k+/annum and be able to provide a reference from your previous landlord.

TRANSPORT
We're bang in the middle of quite a few tube stations so lots of Line options.

10min to H&C and Circle (Shepherds Bush Market), 10min bus to Central/Overground/Elizabeth (Shepherds Bush or East Acton), or a 10 min bus to District and Piccadilly lines (Hammersmith).

Tons of buses and night buses to/from Soho too.

£1236/month + bills (expect around £1400pp all in).

Hi! I'm Katya, a 33 year old comedy TV producer. I spend 3 days in an office in Soho and 2 days WFH. I’m friendly and sociable but also pretty independent and don't like to impose when people want quiet nights so hopefully a nice mix of having a friendly face around but not going to be all up in your grill.

Always up for a cheeky drink, gossip or movie night and because of my job I come with free tickets to comedy shows, screenings, and fun telly events (a bribe if I ever heard one...).

I live pretty straightforwardly and I'm quite a routine girly. Early riser, get things done kind of person that also really appreciates peace, relaxation, and calm. One thing which could be a plus or a negative is I’m super clean and I'm after a likeminded flatmate.

I throw the occasional games night/BBQ in the summer but promise I’m not raucous, this definitely is not a party flat and wouldn't suit someone looking for that.

I’m a gym-goer and like to keep fit and active most days of the week. I eat absolutely everything and love cooking and every summer I get into my gardening and love to grow vegetables and herbs.

ABOUT YOU
I'm looking for a single occupancy professional female with a stable income. Someone responsible, friendly, and looking for a peaceful home to settle. Really important to me that whoever moves in takes pride in having a clean home (me and my flatmate take it in turns each weekend to clean the flat which is usually pretty quick but we’re also neat and clean throughout the week and I’d like that to stay the same), someone who loves animals (I have the friendliest most well-behaved cats you will ever meet), but above all someone who is considerate. That's how I live my life and think it's an important value in a shared space.

My home is my bit of peace from a fairly hectic job so really keen for a nice calm environment/a good vibe with chilled friendly people that share respect and consideration for each other.

YOUR FUTURE FURRY ROOMIES...
I've got three absolutely adorable, incredibly well-behaved rescue kitties (bonus if you're super keen to live with cats!)

There's Mr Margot, my little tuxedo boy. He's the shyest of the lot so he won't ever pester you but if you are ever feeling down he's the best cuddler.

Next is Louis, he's my ginger elder gentleman. Senior boy with arthritis (so he can't jump). He'll spend all day sleeping. Incredibly respectful (he'll wait to enter a room until you give him a command).

And lastly there's Remy. He's the cuddle monster of the flat. Loves to come and say hello and spends 99% of his time purring and looking cute in the hope you'll come over and give him scratchies.

All three are super house-trained, well behaved boys that will never cause you a problem. They're not vocal, they don't fight or scratch up furniture, they won't bite or scratch. Mainly... They just sleep either in my bedroom or in the garden and wake up for food or a cuddle.
