This is a brand new build and nobody has lived in it yet. You’d be the first. The bed is new, the mattress is new, the en‑suite has never been used, the kitchen is going in new. Everything you touch in this house is being used for the first time by you.

The rent is £1,250 a month and that’s it. Council tax, gas, electric, water and ultra‑fast broadband are all in, and a cleaner comes in for the shared areas. Nothing to set up, no bills in your name, nothing to split. You pay one amount on one day and the rest is handled.

For a bit of perspective, the council tax on this house is about £250 a month and the gas, electric and water run to around £200 before you even get to broadband. If you rented a studio on your own you’d be paying all of that on top of the rent. Here it’s covered.

The room

It’s a proper double, 9.25 sq m, with a new wardrobe, a new double bed and mattress, and your own private en‑suite with a glazed shower and heated towel rail. Nobody else uses it. Double glazed, radiator, LED spotlights, wood‑effect floor. It comes fully furnished so you can turn up with your clothes and a laptop and be set. Working from home is no problem.

What’s shared

Just the open‑plan kitchen and lounge (14.6 sq m), and only with me. There are no other lodgers.

One honest note on the photos: the kitchen wasn’t fitted when they were taken. It’s going in before you move in with a brand new fridge, freezer, electric cooker and washing machine, all high spec and all unused. Everything else in the pictures is the real house, not a render, and it looks better in person.

You get your own key and come and go as you like, no curfew. It’s a quiet house. No parties and we keep it down after 11pm.

Getting about

Ponders End station is a 7‑minute walk (0.35 miles). Greater Anglia goes straight into Liverpool Street in roughly 20 minutes, and it’s about 4 minutes to Tottenham Hale for the Victoria line. Trains also go direct to Stratford. Edmonton Green shopping centre and market are minutes away by car, supermarkets are close, and parks are nearby when you want some green. If you drive, the A10 and North Circular are right there and there’s on‑street parking nearby.

Available 1 November 2026. Rent £1,250 a month, everything included. Deposit £1,250, refundable at the end subject to the agreement. Minimum stay six months. No pets, no smoking, no overnight guests.
