Hi there,
Thank you for stopping by and for reading the following!
I am leaving my cosy double bedroom located at the top flat of a Victorian house in the heart of Maida Vale.
I am looking for the best replacement to suit the other 2 female tenants.
ABOUT THE AREA
7 mins walk to Warwick Avenue (Bakerloo)
9 mins walk to Royal Oak (H&C and Circle)
10 mins walk to Westbourne Park (H&C and Circle)
3 mins walk to bus route 18 (to Euston) gets you to Euston in 25 mins and 36 (goes from Queens park to new cross gate stopping at Victoria)
5 mins walk to bus 6 (to Victoria) gets you to Marble Arch in 15 mins
9 mins walk to Little Venice
15/20 mins walk to Paddington
15/20 mins walk to Notting Hill and to the famous portobello street market
25 min walk to Kensington Gardens
Maida Vale is a lovely area with cafes, pubs, supermarkets, local delis, and various shops.
ABOUT THE FLAT
-3 bedrooms in total
-2 bathrooms in total (one has an en-suite bathroom). You will be sharing the bathroom with one other flatmate only.
-top floor
-You will benefit from a large kitchen/living room area, a balcony with has a BBQ, sun chairs and a table!
THE BEDROOM:
-has a double bed
-has a fitted wardrobe
-has a book shelf and a another shelf for display
-has a mirror
-is at £800 a month WITHOUT bills, payable on 15th of every month
-is the smallest of the flat so not a huge amount of space & storage.
BILLS
Are not included and they are as follow:
-Sky Broadband with TV & Internet: at £111.50 a month to be divided by 3
-Thames Water: £55 a month to divide by the 3
-Westminster Council Taxes: £128 a month to divide by 3
-British Gaz Gaz& Electricity: every 3 months (4 in 1 year) and it is roughly £80 a month per person (for example, the winter bill was: £680 to divide by 3)
-kitty: cleaning products & bin bags & batteries & light bulbs for the house
When the quarterly Gaz & Electric is not counted = a monthly bill at around £120. When the winter G & E bill comes =a monthly bill at £350. The summer bill is obviously much cheaper.
DEPOSIT
-is a 5-week rent which is £923 to pay to the landlord that will put it into a secured deposit scheme.
CLEANING
Is very important! The flat does not have a cleaner so the communal areas (living room/kitchen/bathroom) are cleaned every week in rotation between the tenants (there is a cleaning rota). We ask people to clean after themselves all the time (after eating/cooking). Nothing left in the sink please.
THE CURRENT SUPERSTAR FLATMATES
-2 females, one works in medical and the other in hospitality
-they enjoy movies night-in with a beer or wine and/or ordering food, making a BBQ or even game night
-they are very social, friendly and respectful.
WHAT WE ARE LOOKING FOR
-another female
-be in your early 30s
-with a job/professional situation sorted
-drama free
-non smoker and non vaper
-clean
-long term
-with an excellent English
-not suitable for someone who WFH full time (the flat gets cold in winter and having the heater on all day is not an option)
-not suitable for people who have a bike that needs to be stored inside a house
-not suitable for someone who has a lot of things (it is the smallest bedroom and storage is a bit limited).
No couples please and at the moment we will prioritise female only with the above requirements.
WHAT YOU NEED TO KNOW
-there is no signed contract at the moment (in the process to be reviewed by the landlord);
-the rent is payable on the 15th, with the rental period running from the 19th;
-the landlord lives abroad so each 3 tenants must be comfortable to time to time take control of arranging the visit of a handyman (if he needs to come in for repairs or for a boiler service which is once a year) by liaising with two companies the house has a contract with. In a space of a year, we had the boiler service and two times the handyman;
-there are 5 floors to walk to the flat and an extra set of stairs to the bedroom (!);
-if you decide to leave, you will have the responsibility to put an advertising on and to pre select and to find the best replacement for the house (like I am doing right now).
To welcome guests
-family visiting, friends visiting are all welcomed as long as it is told and agreed by the other flatmates;
-people staying in is also possible again by communicating with each other’s. As long as it is not 7 days a week or too many people too often, it is all fine.
Please send me your requests with a description of what you do, your interests and why you want the house :)
I look forward to reading your messages! I will be choosing the best replacement for the other two amazing flatmates. People will be short listed for a VIDEO interview first and then an in-person interview if it suits you and the other 2 tenants.
