Hi, I'm James - a live-out landlord and I have a double room with own bathroom to rent in my flat in Manor House, available 11th April.

The two bedroom second floor flat is in a purpose built apartment block and is 7 mins walk from Manor House tube (Zone 2) which is a brilliant area with the beautiful Clissold Park and charming restaurants of Stoke Newington. The flat is opposite The Castle which is the UK's largest indoor climbing centre.

The room for rent is a spacious double bedroom and has a wall of mirror-door in-built wardrobes. Directly opposite the room you have access to your own bathroom with bath.

The other room in the flat is currently occupied by Branko who is a film editor who enjoys theatre, film and travelling. Please note that whilst he doesn't smoke inside the flat, he does smoke outdoors. He is moving out within the next 3 months at which point I would either advertise that room to a new flatmate (and you could be involved in the viewings) or if you had someone you wanted to move in with you we could arrange that.

There is a large south-facing living room which gets plenty of light and has a direct view of The Castle. There is a TV and speakers in the living room. The separate kitchen has all the appliances you would expect including a washer/dryer; the hob is gas. There is also a beautiful communal garden, private gated car parking and communal bike storage.

The rent is £1400 per month and the bills are £140 per month. The bills include council tax, fibre optic broadband, gas, electricity and water and all the admin is taken care of so you don’t have to do anything.
