TWO Large Mezzanine Rooms in N4 Warehouse

Looking for TWO new flatmates!

We have two double rooms with mezzanines in Kin 2000, Arena Design Centre, Manor House. Move in date is 1st October.

Rent & Bills
- It’s £705 per month, including all bills, internet and house kitty. House kitty pays for cleaning products, communal kitchen stuff and things like blue and loo roll.
- Deposit is one months’ rent. Rooms come completely unfurnished.

Please note: These rooms do not have external windows. Instead, they have internal windows facing the corridor and are equipped with a fresh-air ventilation system.

The House
- We’re a house of 16, with a mix of designers, hospitality workers, musicians, makers and doers. We’re generally quite chill during the weekdays, then usually out and about on the weekends!
- We’re looking for a long-term housemate who wants to be involved in the house and be part of the community. We’re a pretty tight-knit and social household, while still being respectful of each other’s space and independence. The current household is around 1/3 LGBTQIA+.
- As a large house with lots of different schedules, there can occasionally be parties and gatherings, so it’s important that our new housemate is comfortable with a bit of noise and activity. That said, we do have a quiet-by-midnight rule on weekdays, so there’s a good balance.
- One thing that’s particularly important to us is finding someone who will genuinely pull their weight. We have a very manageable cleaning rota and we expect everyone to contribute to keeping the shared spaces clean and pleasant for everyone.

The Space
- There’s a studio at the front of the house where some housemates work from home. We have a small outdoor area at the front and another back of the house.
- We’re not currently looking for couples, sorry!

Accessibility
- Kin 2000 is a one-floor warehouse conversion, with no internal stairs between the main communal areas.
- There are steps at both entrances: 1 step at the side entrance and 4 steps at the front entrance.
- The rooms themselves are split over two levels, with a steep ladder leading up to the mezzanine.
- The showers are up two steps. The toilets are on the main floor level.

Tenancy Type
Universal Credit, housing benefit and other types of allowances are accepted, as long as you are able to pay the full amount of rent on time.
You will receive a tenancy agreement. There is no referencing process and no checks regarding income, job or credit.
It is a rolling one month contract, with one month’s notice to move out.
