The room is slightly seperate to the rest of the flat, which has been an enduring quality for past occupants, in the past it has been used for music rehearsal, production etc as well as the usual creative live/work.
This comes with some furniture such as sets of drawers, large double bed with a recent high quality mattress, or might be rendered unfurnished as we have storage space.
£700 pcm inc council tax, water rates and other bits. i. e. only electricity and gas on top (generally max £30 £35pm per person, it clearly depends on how much power we actully use).
The warehouse conversion is unique in having been converted by Tim Dodd, architect and penthouse designer, who is still the leaseholder.
The warehouse is a raised clear-storey so we have no adjoining neighbours on our level and large windows on all sides. It has wooden floors through-out.
Its a pretty stunning space and was featured in a media campaign looking at unique living environments.
There are 7 of us living here but it's massive and we love it, the place works well as we do our own thing, yet hang out or go to gigs together sometimes and have ample separate private rooms, yet also a big communal lounge area and first rate kitchen with large work surfaces and a vast array of catering equipment.
The warehouse has an excellent kitchen range, large shower room, second toilet, wash/drying room with new washing machine, a fridge for each person, a great cleaner (we pay £3 per week each) and 16Mbit wireless broadband - inclusive.
There is garden access, we have wi-fi enabled it as workspace, and lots of greenery as we have woodland behind the flat.
The complex has some private parking and is lit and secure.
The Complex
Our warehouse was the first official conversion here (20 years ago) but the complex is now home to more than 300 people, particularly popular with creatives, and feels like a little oasis (in an otherwise flat, grey world).
We're additionally connected to other warehouse complexes across the area for parties etc, so are part of a 700-800 strong "scene".
Local Facilities
Shopping complex with late opening Sainsburys, Argos, Superdrug, A Gym etc etc. 6 min walk away, late opening offie/grocers, pizza joint 2 min away, 24 hr mini market 5 min away.
The area is actually very well connected, via Victoria and Piccadilly line and Overground stations.
Buses from the shops run to Stoke Newington, Camden, Islington, Old Street, Liverpool Street, there’s actually very good transport to everywhere.
10 min walk Manor House tube (kings Cross 15min).
10 min walk Seven Sisters tube (Victoria 20mins).
6 min walk Stamford Hill and Green Lanes overground.
*24hr Buses - Camden 15min, Angel 15min, Old Street 20min, Stoke Newington 5min, Finsbury Park 6 min.
The late night walk back here is safe as the surrounding residential streets are cordoned off and are mainly family homes.
There's also great local music venues, including "The Finsbury" in Manor House.
Other
Great swimming pool, sailing and indoor climbing centre nearby by Clissold Park.
