Small Double up for grabs

Hi,

after 4 years I'm leaving the house to move in with a friend.
The area is leafy and Ally Pally is right next door. There are also many cats and squirrels in the neighbourhood.
The broadway is a 3-5 min walk with lots of coffee shops, cafes and restaurants. Sainsburys, M&S, Aldi, Waitrose and Coop are all within easy reach.
A busstop towards Finsbury Park is in front of the house, the bus stop towards Highgate is on the broadway.

I really liked living in the area (despite missing a tube station) and I am a bit sad to leave.

The room comes with a bed frame (almost new, white, not the one pictured), small chest of drawers and a wardrobe. The mattress can be taken over from me with (almost new) topper and protector for £120.
I can also leave a bookshelf (3 months old) and a small desk (1 year old) for £30
So all in all 150 for the furniture (this is not a must, I just need to know)

The room is available from the 1st October and we're looking to fill it fast.

The landlord is a nice guy, who listens to concerns and when things break he'll send someone to fix things fast.

Rent currently is 780 including bills (630 room + bills), bills will be higher in the winter, probably up to 850 in total.
