Hi! Sharing bright, south-facing double room with garden view available in a two-bedroom maisonette flat in the lovely Newington Green. The flat also has access to a garden that the living room and available bedroom overlooks. Rent is £1150 pcm. Move-in September 1. This is a tenancy takeover.

The flat is in a great location and very well connected. It is about a 5 min walk from Canonbury Overground station (Mildmay and Windrush lines) and 20 minute walk to Highbury & Islington tube station (Victoria, Mildmay, and Windrush lines). There are many bus stops nearby (including one located just in front of the building). It is just down the street from wine bars, coffeeshops, corner shops, a Tesco's, and a park in Newington Green as well as Clissold Park. Walkable access to Stoke Newington, Dalston, etc.

Existing flatmate is 29 yr old professional woman (American/Irish), ideally looking for 25-35 yr old woman with similar schedule. Very happy to share occasional wine evenings, grab coffee in the park, but also let everyone do their own thing 😊 Household vibe is overall chill, cozy, and calm.

Kitchen includes washing machine but no dishwasher

Shared toilet and separate shower room including bath

Love pets but unfortunately the flat cannot accommodate

Bills are separate and include council tax, water, gas/elec, and internet and vary around £150-170 (in the winter) - we are in Council Tax Band C

Flat is not wheelchair accessible unfortunately - it is located on the 3rd floor of the building and is itself split across 2 floors (the kitchen and living room on the 1st, the bedrooms and bathroom/toilet on the 2nd). There is no lift in the building.

Boiler just replaced, washing machine, cooker, and fridge all recently replaced (18 months ago or so)
