Amazing room close to Hyde Park

Hello!
I'm moving and looking for someone to take my room in our friendly West London duplex flat, walking distance from Hyde Park and Paddington Station. Lots of transport links available (bus, tube etc) within 5-12 minutes walking distance, and a big supermarket next door.
The place is available from mid/end October (this can be discussed).

You'll be sharing the flat with two wonderful, warm gals, in the creative and sustainability industry. We're very friendly, and always welcome a chat but also respect each others privacy.

We'd like someone who is very clean, considerate, responsible and friendly, and works from the office a few times a week. This house is a home for us, and we'd want for you to treat this the same way.

The room is furnished, ready for you to move in. It has a bed and cupboards with huge windows that make the room very bright even on the most overcast of days!
We have a nice balcony with a view in both the room and the living room.

There are 1.5 bathrooms in the flat, one full with shower and toilet, and another just toilet.

Total budget is about £1450: rent is £1300 and bills are about £150 depending on the month
