I have a double room available now in a top-floor flat next to Victoria Park. I'm ideally looking for someone who can move in at the beginning of October.

**Rent is £1,000 per month, including bills:**

- Gas and electricity
- Water
- Fibre broadband
- Council Tax (Band C)

The flat is rented on a joint tenancy, so you will be joining the existing tenants on the tenancy agreement.

### The Flat:

On the 4th/5th floor of the building, the flat benefits from plenty of sunlight during the day.

Fully fitted kitchen with all appliances, utensils, washing machine and dining area.

There is also plenty of storage space throughout the flat.

3-piece suite bathroom with a large tub, perfect for long relaxing baths.

### The neighbourhood:

The flat is just across the street from Victoria Park, one of the most beloved parks in London.

Roman Road and Hackney Wick are within walking distance, with plenty of supermarkets, grocery shops, pubs and cafés nearby.

Bus 8 stops just in front of the building and will take you to central London.

The closest tube station is Mile End, around 15–20 minutes' walk away. Hackney Wick station is also around 20 minutes away, with a nice walk through the park or along the canal.

### The Household:

This is a quiet household rather than a party house. We generally keep to ourselves and respect each other's privacy and personal space.

I'm looking for someone friendly, considerate, clean and tidy, who will treat the flat and shared spaces with care.

I've lived here for several years and put a lot of care into keeping the flat clean and well looked after, so it's important to me that everyone living here does the same.
