Looking for 3 Female Roommates!!!

Hi! Two of my roommates and I will be moving out of our lovely SE1 house over the next few months and are looking to find some new housemates for our current roomies! There are three rooms available, all with different move-in dates.

We've tried to provide as much info as possible up front, as we don't have a lot of time to conduct viewings, and we don't want to waste your time if it's not a fit! Please ensure you've read carefully, and if you have any questions, feel free to DM <3

First, some inflexible conditions/terms. If any of the below are an issue, please do not enquire about a viewing as we're not in control of/able to adjust any of these!

• Women only! You must also be under 25.
• First rent for all rooms would be payable on the 12th of whatever month they're available.
• The deposit is paid to the existing tenant directly, after which the house's deposit security certificate will be updated by our letting agent.
• Council tax is band F, and everyone in the house currently contributes, regardless of student status. The continuing roomies are happy for students to move in as long as they're open to paying :)
• You'll need a UK-based guarantor.
• We currently plan to only conduct viewings on Sunday 28th and Monday 29th June (we're all crazy busy, sorry!)

Room One: AVAILABLE JULY 10TH | £920pm
My current room! A RIDICULOUSLY large room with a king bed, triple built-in closets, AND an en-suite bathroom (with a shower AND bath!) Comes furnished with a king bed, mattress, desk, and bookshelf.

Room Two: AVAILABLE AUGUST 9TH | £840pm
The smallest of the three, but no less nice. Comes furnished with a double bed, mattress, massive closet, and huge shelves above the bed! The current roommate is willing to sell her desk and chair if you're interested too!

Room Three: AVAILABLE JULY 7TH | £880pm
Another huge bedroom, this time on the top floor. Comes furnished with a double bed, mattress, desk, chair, bedside table, closet, bookshelf, and dressing table.

General info about the house:

All of the rooms have huge windows with plenty of natural light. The area is a dream, with a Tesco less than 2 mins walk away, bus stops providing >10 min access to Elephant and Castle tube station (there are also 6+ buses providing direct routes to almost every part of the city!), and a huge park across the street.

We're all moving out as we've just graduated and will be moving to other cities/moving in with friends, but we're all super fond of the house and our roommates. The tenants who will be staying are a KCL student and a recent grad. They should be around during viewings so you can get to know them!

The rent for each room varies, but the other bills are as follows:
Council tax: around £50pm
Unlimited gas, electric, water: around £70
Wifi: £12pm

Final note: this is a lease takeover. Our letting agent allows us to move out without the standard two months' notice, provided we find a replacement tenant. This offers you a lot of flexibility, but it means you are responsible for replacing yourself whenever you move unless you and the other tenants decide to break the lease together :)
