Living room is very sunny and south-facing.
ROOM SIZE: 9.5 sqm (approx. 102 sq ft), excluding the ensuite toilet & shower.

MIN TERM
12 months, from 1 October 2026 until 1 October 2027.
Current lease runs until 1 October 2027.

LOCATION
The flat is within the triangle of Regent's Canal, Old Street Roundabout and Shoreditch Church, with restaurants, cafés and bars all within a maximum of around 5 minutes' walking distance.
Old Street Station (Northern Line) is approximately 5 minutes' walk away.

RUNNERS
Very close to one of the nicest London running routes: Regent's Canal, continuing towards London Fields and Victoria Park.
Also within walking distance of East London's weekend attractions, including Columbia Road Flower Market, Broadway Market and Brick Lane.

There isn't convenient indoor storage for bringing a personal bicycle in and out on a daily basis.

Liverpool Street – 20 mins
King's Cross – 45 mins (a nice walk, much of it along the canal)
Most of these times are close to half by bicycle.

CLEANING
No cleaner at present, so we share the usual cleaning and keep the communal areas tidy.
I'm looking for someone who naturally likes to maintain a high level of cleanliness and is happy to share the normal household jobs.

Smoking on the patio only.

PETS
Unfortunately no pets, as the flat is fully carpeted.

HOUSEMATE / FLATSHARE
You'll be sharing with a film-industry professional (ex-finance) who is tidy, clean and fairly independent.
This isn't intended to be a completely anonymous flat-share, though. It would be nice to occasionally watch something together, have dinner or a drink, or go out somewhere when it happens naturally. Equally, we both have our own lives and there's absolutely no expectation to socialise all the time.
Ideally it's a friendly and relaxed home, rather than simply two strangers sharing a kitchen.

YOU
Looking for a Junior / Senior professional (or student) who is mature, tidy, considerate and like-minded, and looking for a peaceful but friendly place to call home.
Ideally someone who enjoys having a chat or occasionally doing something together, while also being independent and respectful of each other's space.
