Hey! I’m looking for someone to take over my room in a great little flat just minutes from Oval tube station. If you're moving to London, starting a new job, or just looking for a fresh space with relaxed vibes and great transport, this place might just be for you.

WHERE IS THE FLAT?

The flat is on Handforth Road, London SW9, a quiet residential street in Zone 2. It’s a first-floor flat, just a 6–8 minute walk to Oval Station (Northern Line), and also easily walkable to Stockwell and Kennington stations.

You’ll be on both branches of the Northern Line, which means quick access to London Bridge, Bank, Moorgate, Tottenham Court Road, Charing Cross, and Euston — typically 15–25 minutes door to door.

Nearby:

- Tesco Express just around the corner

- Great cafes, pubs and restaurants on Brixton Road and Clapham Road

- Kennington Park and Myatt’s Fields for green space

- PureGym and The Gym Group within a 10-minute walk

WHAT'S THE ROOM LIKE?

A small but cozy room — ideal for someone who wants their own calm, functional space. It’s warm in the winter, cooler in the summer, and gets nice light.

Included:

- Single bed with storage drawers underneath

- Desk and chair

- Metal clothing rail

- Wall-mounted shelves (handy, but go easy on the overloading!)

It’s furnished and move-in ready.

WHAT'S THE FLAT LIKE?

This is a first-floor flat with shared:

- Lounge: Big comfy sofa, TV, and dining table — perfect for winding down

- Kitchen: Compact and functional, with everything you need

- Bathroom: Recently refurbished, clean and modern

All windows have been recently replaced, so it’s energy efficient and quieter than you'd expect. The building is peaceful, and the neighbours are friendly professionals.

WHO WILL YOU BE LIVING WITH?

You’ll be sharing with Josh (and another housemate who we are currently also looking for). He is considerate, clean, sociable (but chill), and up for a movie or board game night if you are.

He's looking for someone who works a 9 to 5/6 schedule to keep lifestyles aligned, and who’s friendly, respectful, and easy to live with.

RENT & BILLS

- Rent: £681.67/month

- Deposit: £463.33
(You’ll pay this to me directly — the landlord already holds it)

Bills:
All utilities are handled by Josh. You’ll reimburse them monthly for:

- Council tax at £58 per person (£174 divided by 3 - Band C)

- Internet at approximately £7 per person

- Energy & water (these vary month to month depending on usage)

On average, the total monthly cost including bills comes to about £760, but it may vary slightly.

I lived here for a year and it’s genuinely been one of the best places I’ve lived in – great people, great location, zero stress.

WHAT HAPPENS NEXT?

If you're interested, just drop me a message with a bit about yourself. We’ll arrange a viewing and a quick chat with the housemates.

If everyone feels like it’s a good fit, we’ll then put you in touch with Ian, our friendly and responsive landlord, who will update the tenancy agreement to make everything official.

Please note, you need to have proof of income (employment contract, pay-slips) and evidence of legal residency (UK/Irish Passport, Visa etc.) to qualify.
