The property occupies the top two floors of a terraced building up 5 flights of stairs, the building is NOT accessible. The room that is being advertised is on the lower floor, with an external wardrobe space and more storage space in the kitchen.

If you drive, it’s in Westminster parking permit B and is usually < £200 per year, subject to approval. The flat has direct access to the A40 and Royal Oak tube station is just behind the flat (Circle/Hammersmith & City line). Paddington, Bayswater and Queensway stations are all less than a 15 minutes walk which gives you access to the Elizabeth Line, Heathrow Express, National Rail and Central line. Notting Hill, Hyde Park and Kensington Gardens is also a 15 minute walk away.

Current occupants, two male freelance production creatives, late twenties/early thirties one photographer and one videographer, working primarily in the automotive spaces. Both occupants have been friends for over ten years so it’s important for us to gel with a new flatmate.

- Clean - We do have a bi-weekly cleaner who comes to clean the communal spaces but we want someone who is respectful of the communal spaces
- Respectful - We do occasionally have friends over for dinner or have friends stay over in the lounge on an air mattress but we are not a party flat.
- Probably best suited to someone with a 9-5 as you wouldn’t really have any bathroom clashes.
