Double Room with private loo

Hello everyone!

Looking for someone to take my spare room from Nov (date negotiable) open to long or short term let. My flat is a ground floor next to Queens Road Peckham Overground with links to Whitechapel, Shoreditch High Street, London Bridge, Clapham Junction and East Croydon. Queens Road has some great bars and Telegraph Hill Park is just up the road. I've lived here for years and love it! The neighbours are friendly too, we have a great community and often hang out together.

My partner (not live-in) works at Guys & St. Thomas Hospital which is a short train/Overground/bus ride. Kings Hospital is less than 10mins by Overground and by bus, so the flat is ideal for those working in London healthcare.

The flat: no garden but there's a small, shared grassy space right outside including bike rack. Kitchen is small-ish but enough to entertain, and the living room is nice and spacious (the sofabed sleeps 3).

The room: comfortable furnished double room with built in wardrobes. Comes with double bed (mattress and frame), desk, 2x side tables with lamps. The photos were taken recently (Oct 26).
The bathroom is not technically en-suite as it's across the hallway, and the shower is shared, but you have your own cupboard space and own toilet as the flat has 2 bathrooms.

Bills: 1200 pcm including all bills (gas, electric, water, broadband (fibre), council tax and cleaner every 2 weeks).

About me: I'm a pretty relaxed live in landlord in my mid 30s, I work in the office 3-4 days a week. I love being active but equally enjoy a Traitors binge watch with some wine. I'm not a big party-er these days but I'm quite social and like to entertain at home. Am hoping to find someone who also enjoys living in a calm and homely space, with good vibes, and values open communication.

References: I'd appreciate a reference from a previous landlord (or a work reference if you don't have one).

The flat isn't suitable for a dog but open to discuss an indoor cat.
