THE PROPERTY
The flat is the first and second floor of a 2-story building (enter on ground floor). The flat includes all mod cons, washing machine, fridge/freezer, gas hob, oven, big TV, gas central heating, bath and separate shower, own entrance, back patio, breakfast bar in the kitchen, wifi etc. It's clean and decorated in a neutral but warm style. There is also a cleaner who comes once a week, included in the money. PLEASE NOTE - I used a wide-angle camera to take some of the pictures, (you can tell which ones), so I could show everything. So some rooms look bigger than they are. A viewing is required so you can see the property in the flesh. Room sizes are shown below.

THE LOCATION
The flat is in an incredible location on Bellenden Road, right where the shops are. All within 30 seconds walking distance are 3 or 4 cafes, convenience store, hardware shop, architectural reclaim, art gallery, hairdressers, dry cleaner, butchery, laundry, school, church, vintage clothing, lovely restaurants & takeaways, great local pubs and loads more! It's located above Sams Kebabs. Yes, it's above a kebab shop, which sounds like a catch at first, but we all agree that it is not a disadvantage at all: it doesn't smell, there is never any trouble and the kebabs are amazing. The extractor fan vent stack runs out the back of our property and the fans turn on when the shop is open. You can hear it if you are in rooms 1 or 2 and you have your window open, but it is not loud and every housemate who has ever lived in those two rooms has said they don't even hear it unless they are listening out for it. The flat is about 6-7 minutes walk from Peckham Rye train station (Overground line, 10 mins to London Bridge, Victoria, Clapham Junction. Direct trains also to King's Cross, Luton, Wimbledon, East Croydon etc). There's an excellent bus network (12, P12, 37, 63, N63, 78, 197, 363, 343, N343, P13) and it is also about 10 mins walk to Peckham Rye Park and Lordship Lane (East Dulwich).

AVAILABLE ROOMS
Room 1 - a good sized double room (18 sqm) on the first floor, South-East facing, so you get good light in the morning. The room is decorated in a neutral modern style and the window overlooks the back patio. Furniture includes a double bed, double mattress, double wardrobe, chest of drawers and bed-side table, although any additional furniture, dressing and plants shown in the photo aren't included.

THE HOUSEMATES
All housemates are young professionals, very nice and friendly, sociable but not party animals. All tenant applicants are employment-reference checked, residential-reference checked, credit-checked and affordability checked. If you're interested in the room, I tend to suggest meeting face-to-face or at least virtually, as it's nice to get to know who you will be sharing your home with. Sorry but we are unable to accept couples or student tenants at this time.
