Currently looking for someone to join me in this gorgeous 2-bed on Bellenden Road, Peckham 💗

Semi-detached, 2-bed, 1-bath house.

Two big bedrooms - looking to fill bedroom 2 as I will be moving into the main bedroom.

Two gorgeous reception rooms downstairs (fyi in the video they have one as a bedroom).

Separate kitchen looking out onto a lovely patio.

Partly furnished with the current tenants leaving behind beds, sofas, dining table etc. but landlord also happy to have stuff removed before the move in date. They have also offered to sell other bits of furniture if needed.

⭐️About me:

I’m Em (they/them), a 26-year-old queer NB, working as a sexual health nurse in Clapham Junction. I’m really keen to create a lovely little nest of a home and be able to share the space, host dinner parties etc. I’m a lover of lidos and wild swimming, have a work-in-progress record collection, and ready to enter my baking era. Love the occasional techno event and also want to explore more queer spaces in south east.

⭐️About you:

Would love to find a queer housemate, ideally between 23-40, professional (wfh is absolutely fine as I’m in the clinic Tues-Fri).

- Neurodivergent friendly.
- 420 and smoking friendly - although not inside.
- Unsure about pets - can ask agency.
- Only licensed for two tenants so no couples unfortunately.

3-min walk to Peckham Rye station/Rye Lane.

Surrounded by gorgeous cafes and restaurants.

⭐️Accessibility:

- House is split over two levels

- One step to get into the house plus the doorway is raised at the bottom (see video).

- Bathroom is on 1st floor - 11 steps.

- Separate shower and bath. Shower is not roll-in.

- I am looking to fill bedroom 2, also on 1st floor (5 more steps)

- Key-lock for front door.

- No intercom as semi-detached house.

- I’m trying to learn some BSL and makaton too!

⭐️Tenancy agreement:

I secured this place in June as a LOVED it but didn’t have a second tenant to add to the lease at the time.

However, the idea is to have the second tenant added to the lease as soon as I find the right person ☺️

This means undergoing referencing. I provided them proof of ID and credit history. I also provided a guarantor as I was signing onto the tenancy alone.

This is not a sublet. You would be on the tenancy agreement.
