The room: double bed, fitted wardrobes, dressing table and desk. You’d have your own bathroom.

The flat: two bathrooms between two of us. A study with two desks for days working from home. A big living and dining room. A cleaner every two weeks.

Costs: £2,000 pcm plus about £200 a month in bills (internet, cleaner, gas/electricity, and council tax). £2,000 deposit, 12-month minimum, from 1 December, but by 1st Jan. at the latest.

Area: Pimlico is on the Victoria line, 3 stops to Oxford Circus. Victoria station is a 15-minute walk. Battersea Park and the river are close by.

About me: I’m Harry, 35, I run a creative agency. I’m in the office 4/5 days a week, out most evenings and travel a lot, so you’ll often have the place to yourself. I like hosting the odd dinner, and I enjoy playing padel/tennis. Not a party flat.
