Seeking a friendly gay male housemate (22-45ish years old) to live with 2 other gay men. This home is very clean, tidy and quiet. If you want to live in a comfortable 'home' rather than just a 'houseshare', then this is the place.

The ideal tenant would be gay male tenant, to replace a tenant who has lived here for nearly 6 years and is only leaving as he is moving back to France for a great job opportunity. We would like someone who likes to interact with the other housemates, and doesn't just disappear to his bedroom all of the time. Of course, we all need 'alone time' from time to time, but basically, we'd like someone who likes to interact with the other housemates. Also, this tenant should be ok with shared communal house responsibilities, like changing the bins and getting the Dyson out from time to time, especially to clean their own mess. It's not all chores though, I promise you. It's very relaxed here with a chilled atmosphere and one that I hope will have the next tenant staying for as long as possible. The new record to beat is 5 years and 8 months.

The available en-suite bedroom is for SINGLE OCCUPANCY ONLY (unfortunately, no couples) and is £1125 PCM (or £259.62 per week) with only 2 weeks deposit. This includes ALL household bills, utility bills, council tax and internet, plus the communal household toiletries, like toilet rolls, house cleaning products, etc. (this, obviously, does not include your personal toiletries). The room has a 32" HD wall mounted TV with FireTV4K (includes Sky TV and an app to watch literally any tv show or movie and is included in the rent), allowing maximum surface space in the room for your own belongings. The double bed is a 'high sleeper bed', to fully utilise space in the room for storage underneath, and has a newish Dormeo Hybrid luxury mattress (about 2 years old). As with all new tenants, a brand new waterproof mattress protector will be provided at the beginning of the tenancy to protect the mattress, so it remains clean and very hygienic for the next occupancy. The room was newly decorated a year ago, so still looks bright and clean, but i'll repaint any marks on the walls so the room is almost as good as it was a year ago.

The house is a spacious mid-terraced property with very modern decor - white walls in all rooms. It is fully furnished and double glazed throughout and is situated in a quiet residential area with a combination of both older and new developments. It also includes solar panels and smart home facilities with voice controlled lights in most rooms including the bedrooms, smart control central heating etc, Virgin 1gbps speed internet. There are 3 bathrooms, including a wet room, a communal bathroom, and, finally an en-suite for the advertised bedroom, all with underfloor heating. A powerful water tank/combi boiler is also fitted, so there's always hot water with great water pressure.

Also. a cleaner services ALL the communal areas (not the bedrooms, but does service the en-suite bathroom) every 2 weeks. This is too, INCLUDED in the rent.

The kitchen (16' x 8'6") is extremely spacious, has modern decor and is fully furnished with all current appliances - Samsung American style fridge/freezer with filtered ice and water dispenser, brand new smart BOSCH washing machine (1 month old), dryer, dish washer, double oven, water softener and sink waste disposal.

The lounge (23'11" x 11') has a dark oak real wooden flooring, 2 real black French glass chandeliers, a larger brown/modern leather 4 seat sofa-bed, 2 high white gloss sideboards and entertainments cabinet, as well as a wall mounted Philips Ambilight 55" 4K LED TV.

The garden is newly landscaped with AstroTurf (20') that gets the sun most of the day in Summer.

We have fast WiFi/VPN 1gbs Virgin Media fiber broadband (included) on a brand new mesh wireless system, so every corner of the house has WiFi. There's absolutely no dead spots in the house.

Fully alarmed with the latest SimpliSafe system.

I have a 2 year old small golden Cocker Spaniel called Bessie, who is very friendly, lovable and, most importantly, very clean.

The house is located in a very quiet residential area in zone 2/3 of Poplar, and not far from the following...

1. Sainsbury's Local - 3 minute walk away (open till 11pm, 7 days a week).
2. Large Morrisons - 10 minute walk away.
3. Westfield - Stratford (UK's 4th largest shopping centre).
4. Canary Wharf with many bars and another shopping centre.
5. The O2 - only one stop away.
6. 2 Cinemas - (North Greenwich and Westferry).
7. Numerous public transport options - Underground, buses, DLR, and the Thames Clipper River Service (from North Greenwich).
8. The new Emirates Cable Car (from Royal Victoria)
9. Queen Elizabeth Olympic Park (Stratford)
10. City Airport (3 stops on DLR)

There are two stations serviced within the immediate area - Canning Town (Zone 2/3, 8 min walk) with London Underground, DLR and bus station, and East India (Zone 2/3, 8 min walk) with DLR. The night bus (N15) takes only about 35 minutes from outside Charing Cross Station and stops a 2 min walk from the house!!

The new London City Island development is accessible from Canning Town station and is home to the prestigious English National Ballet. There's a great bar there with an outside space serving craft beers.

A bit about the present housemates...

Both housemates are LGBT - I am the live-in landlord who currently works self-employed in logistics for Events (conferences, awards ceremonies, etc), but I have also had a very varied career spanning 3 very different sectors over the last decade or so. In regards to the house, I love a bit of DIY myself and will do many repairs myself (only the safe ones. Lol), so I like to muck in and get my hands dirty from time to time. I'm a fairly average sociable guy, usually away from the house - 'Home time' is to relax. The other tenant, Alex, who has the 2nd bedroom, works as a florist. We are both quiet and respectful of others, living in a very relaxed environment.

Long term lets are preferred, but an initial minimum stay of 6 months is required, with the intention of staying for longer is preferable. 2 weeks deposit and 1 months rent in advance, and 1 written calendar months notice when moving out.

ALL bills, including the cleaner, INCLUDED in the rent!!
