About the room & flat
The bedroom is the master - a genuinely large , light-filled space, partially furnished with a bed, desk, and TV. The router lives in this room too, so you'll get the best Wi-Fi connection in the flat. More than enough built-in storage for clothes and larger items.

The rest of the flat is fully furnished, including all kitchen appliances and cookware - everything you need from day one. London spaces are precious, so I'm more than happy for us to share all of it rather than doubling up unnecessarily.

The flat has 1.5 bathrooms and sits within a small, quiet residential building of just four apartments, giving it a really neighbourly feel.

One of the best features is the private garden - a good (for London) sized private green space with a BBQ, outdoor dining table, and loads of plants. It's a proper outdoor escape, great for summer mornings, sunning, or having friends over. (I don't have a picture and it is raining today so I will add a nice picture when the sun is out)

Bills
All bills included in the rent: gas, electricity, water, Wi-Fi, and council tax - approximately £200/month on top of rent. No nasty surprises.

Parking
Plenty of street parking on the road - I don't have a car so I am not sure on the permit requirements.

Pets & smoking
No smoking inside the flat. Pets - I love animals so open to discussion depending on the animal.

About me
I'm a 26-year-old Australian girl who's called the UK home for the last decade or so. I work as a management consultant, splitting my time between home and a central London office. I'm pretty active - running, pilates, yoga, tennis, surfing when I can - and generally keep a busy but balanced life. I love this neighbourhood and am happy to show anyone around the best spots!

The area
We're on a quiet residential street about 5 minutes' walk from Lonsdale Road and the heart of Queens Park. It's a brilliant part of town - loads of great restaurants, independent cafés, lovely pubs and bars, and an amazing Sunday farmers' market. Friendly, village-y, and very well set up for an active lifestyle. Fitness First is less than a 10-minute walk away (I'm a member), and a Third Space is opening nearby later this year.

For day-to-day errands, a large Sainsbury's and M&S are a 5-minute walk on Kilburn High Road, and a big Aldi is just 3 minutes away.

Transport - very well connected
- Kilburn High Road Overground - 5 min walk
- Kilburn Park (Bakerloo) - 8 min walk
- Queens Park (Bakerloo) - 12 min walk
- West Hampstead (Jubilee) - 15 min walk
- Brondesbury (Jubilee) - 15 min walk
- Plenty of bus routes nearby too

You're also brilliantly placed for Maida Vale, West Hampstead, and St John's Wood.

Who I'm looking for
