Hey! My friend is moving out from our two bedroom flat that we shared for over a year. I really like the flat tho and I wanna stay so looking for a new flatmate!

• Ground floor, 2-bedroom flat with 2 bathrooms
• Your room has a private ensuite with a shower
• Spacious shared living room with plenty of light
• Large kitchen with a washing machine, dishwasher, and dining area
• Small patio/garden – perfect for morning coffee or a smoke (no smoking indoors)
• If you WFH, feel free to work from your room or the living room – it’s a flexible, respectful space

💸 Rent & Bills
• £1,150/month (rent is £2,300 total split between us)
• Bills average under £200/month each:
• Water: ~£67
• Council Tax (Band D): ~£92
• WiFi: £33/month (we can upgrade/change if needed)
• Energy depends on usage, but we’ve kept it reasonable so far

🧑‍🎨 About Me

I’m 26, work as a designer at an advertising agency, and I WFH twice a week. I’m sociable but also respect personal space. I go to the gym 5 times a week so I’m mostly out in the evenings ( pure gym Hammersmith is 20mins away and the gym group is about 12 mins walk!) Every Sunday I meal prep for the whole week so that’s about it with me cooking 😂

📄 Contract Info
• 12-month contract through a reliable agency – never had issues
• Super responsive with maintenance – things get fixed quickly
• Move-in date: 9th September
Contract needs to be signed by 9th of August ideally

🔒 House Rules
• No pets, sorry!
• No smoking inside (but the patio is all yours)
• Keeping shared spaces clean and respectful
